"Great location for accessing town, cathedral and walking along river itchen. Pub food and drinks were delicious! Be aware the stairs to the rooms are quite narrow and steep to climb and rooms can get quite warm if the weather is cooperating and sun is out."

"It was perfect for what we were after. A night in Southampton before getting an early ferry. Location for that. The staff were all extremely helpful and friendly. Really helped make the stay. Only thing we would change would be a fan in the room, as widows didn't open much to get air flow. That said it was one of the hottest nights of the year. "

"Bathrooms weren't terrible clean. Rooms were hot with tiny windows. Couldn't get i to my room and called, said they'd send so.eone out and call me when there. 40 minutes later called again and was helped over the phone.. no one arrived or called. Wandered around for ages trying to find the entrance, e entually found a fire es ape that was open and just walked in. The main door is actually numbered no 3.. thought this was a room.. no signs saying Brookval guest house."

"Terrible. Not at all as advertised. Front door was unlocked and open on arrival. Room door was open on arrival and unlockable. Room window was damaged and stuck wide-open, completely unclosable. I called the contact number and had no answer and received no call back. I arrived towards midnight at the property and still chose not to stay here."

"On going work in the property. There was no water in the property so use for anything. Staff were terrible, I have to call to get my access code and they end up giving wrong access codeI booked room 1 they put me in room 4. I called to find out why and they responded by text message and then closed work for the day."

"Do not even think about booking this accommodation. It’s not habitable. The photos are true to likeness. I have reported this host to the company. It would not pass any regulatory standards. Needs to be removed! Awaiting my refund, as walked in and walked straight back at !!"

"This place was dreadful. The photos do not reflect the room. My husband sat on the bed and it collapsed onto the floor. He weighs 140 pounds so not a big bloke. On top of that there were no towels provided even though they are in the pictures. It was a hot day and we couldn't take a shower before going out. Do not stay here."

"Do not stay. No staff in property. Got passcode for a room that's different from my booking. Property was dirty and the room had someone else living there. I met people that rent one of the room for months (which was the room I was booked for), and told me the other room (that I got passcode for) also has a person living there for months. I had to find a different place to sleep urgently, and I'm trying to get refund."

"It was terrifying! I booked one of my accomplished musicians to stay after our long late evening rehearsal. When we enter the room (no staff available of course ro even speak to), we found the room had bed laid already by strangers! Later, 3 drunk guys returned to my reservation room 9, sleeping on the bed and one drunk man was on the floor!"

"Excellent, the little arrival chocolates are Devine & a lovely touch. As is the welcome postcard. It’s these little things that make it a home from home, lovely beds, great food - nespresso machine & illy coffee. Pure class, highly recommend. I never give 5 stars, but here we are. Staff were superb on arrival, helped settle me in & made to feel welcome."

There was no microwave Wouldn’t stay ever again and put me of the Experian website We only used...

"Very Hot! No AC. Did not feel safe, there were people walking around through the hallways and smoking out side, which their smoke came into our room through the one and only tiny window which offered limited ventilation"
