This luxurious studio apartment (separate entrance via a set of side stairs but still connected to the main residence) is your own oasis.

Located directly on Balmoral Beach in one of Mosman's most prized locations.

- Fully equipt seperate kitchen with bench stool seating

- Desk with ethernet or wifi connection.

- Seperate laundry space with washer machine and dryer
- Coffee shops a short stroll
- Close to bus stop / transport
- Street parking only but it is not metered or restricted out the front. Street parking is easy nearly all year around except peak times from mid-December to end of January.

Things to note:

- No separate lounge room.
- Access to the studio is down the side of the main house of approx 30 stairs.
- The fridge doesn't have a freezer section.
- The grass area is common area, however the main house rarely uses it.

Perfect accommodation

Great location, comfortable furnishings, kitchen and well thought out bits and bobs (coffee, snacks, umbrellas, beach towels etc.) required to complete your stay. A selection of local cafes to try right on the beach and a shopping area up the hill within walking distance. I highly recommend this accommodation.

Beautiful accommodation in stunning location

Everything was lovely about and at this property. Views of Balmoral Beach to die for and a beautifully appointed bedroom, bathroom, kitchen, laundry and outdoor space, all very private and quiet. Perfect for a couple. Steep stairs down to the apartment and directly to the beach would be challenging for some guests but on street parking was easy and the location is walking distance to fabulous cafes and restaurants. Great hosts!

Balmoral Beach Break

I loved the accommodation. I highly recommend. Just be aware that there are steps down to the accommodation. I did have assistance to get my luggage down to the unit. Perfect retreat.

Balmoral!

A wonderful property with the most extraordinary view. Other reviews note that guests do have to negotiate a long and slightly tricky staircase, and traverse across the very open front of the residence. This did not concern us, and the flat itself is terrific. Beautifully appointed, really good. Our brief hellos with the owners were pleasant. A small improvement might be made with the addition of a step to lessen the rather high step up onto the patio of the flat. My wife found it impossible to negotiate without support.

Gorgeous location for a birthday stay

The views were breathtaking, everything was as listed. We couldn't completely take advantage of the beach since it was raining, but I would definitely stay again! Owners are very friendly.

On the whole we were absolutely blown away by the experience. We do think it ought to have a clearer description of the stair entrance beside the house. It is quite steep and equivalent to 3 storeys. Also make it clear that while separate to main house you do have to walk past main house in front of wall of glass to enter and leave the property. I can understand this making some people uncomfortable. It DID NOT bother us. There is a high step to get up to the entrance to the apartment. I struggled and anyone shorter than me or with mobility issues would have trouble. BUT we had a most enjoyable 3 days to celebrate our wedding anniversary. The views are to die for. The access to beach and Balmoral restaurants etc are excellent. A bottle of bubbles on arrival most appreciated. The facilities are modern and luxurious and apart from someone having mobility issues we would not hesitate to encourage anyone to go. Never would we have the benefit of those views without it.

Magical position

This apartment totally satisfied our expectations. Sensational harbour views and a relatively private position which is also very quiet apart from the lapping of the waves makes this place an exceptional find. The apartment is modern and fully equipped and even though there is no living room we found the space larger than expected and of course the large glass doors and windows enhance the sense of space. We had no problems finding parking in the street opposite the residence. We only met Christine and her daughter Olivia as we were leaving and found them very welcoming. Living in the Blue Mountains it is nice to be close to the sea occasionally and we fully intend to return in the future.

I had a very beautiful stay. I feel asleep to the sound of the waves crashing and awoke to see the sunrise from the bed. Views are incredible. Very clean. And hosts were extra lovely with a bottle on arrival. I will book again.

NO PRIVACY - NO WAY!!

We booked our 3 nights away based on what looked like a beautiful piece of paradise. We were aware that it was attached to a home, but not to the extent that we felt like "big brother contestants". We arrived and as checking in were abruptly met by the owner who was very rude, intimidating and abrupt. We proceeded down to our studio where we walked past the open outdoor entertaining area of the hosts with glass windows looking at you everywhere you went. We looked at each other in horror and tears rolled down my face. The beautiful grass space was side by side to the owners who you could join for coffee in the morning if you chose. There is absolutely no separation between you and the owners, there is no privacy, there is nothing that inspires you to want to stay and spend 4 uninterrupted romantic days with your partner at this property. It is falsely advertised and we chose not to stay there losing a substantial amount of money, but no couple wants to spend time having been watched by your hosts every single time you go in or out of the studio. Very very disappointed.

Excellent and Relaxing

We have had and a most comfortable and relaxing five days at Balmoral Beach enjoying the elevated view over Edwards Bay Beach and Balmoral Beach, Hunters Bay and out through North Head and Middle Head and enjoy being able to reminisce a childhood just 200 metres up the road. The Studio accommodation, with direct stair access to the beach, enabled us to enjoy the family friendly beach and Balmoral Esplanade. We thank Christine and Richard for making this comfortable Studio available and, circumstances allowing, look forward to staying again.

Sydney week-end

The view of this property is amazing, so is the location. But the privacy is a problem. First you have to walk through the main house alfresco and garden to get to the unit. Although the unit is beautiful, modern and has everything we needed, the outside area is part of the main house garden and we didn't feel comfortable to use it. Secondly the cleaner arrived while we were still asleep - she just opened the door and came in. I still can't believe it. The owner told us that we could check out an hour later (if she doesn't call us back). She didn't call. And then 15min before check-out we were told that we can't check out later. These little things tend to make a huge difference. Otherwise the unit is a great base in a beautiful location.
