"Nice place to stay for our short break with outside seating area at the rear which was welcome as it was very hot weather and it was far too hot in the house with no air conditioning or fan provided. We had taken a fan with us ourselves which we needed on both floors if the house. Lots of wasps/insects entering the house due to the weather. Can accommodate babies and pets too. Well equipped apart from no hairdryer. House looked a different colour (darker) from the website, so difficult to find. "

"We loved this short stay with our extended family. Very well equipped and something for everyone, young and old. Very clean, loads of space and lots of facilities. Loved the enclosed paddock area for the dog and some good walks nearby. The outdoor seating areas are excellent. It would have been good to know in advance that there wasn't a cafetiere in the kitchen or shower gel in the bathrooms especially as the place was so well stocked but this is a simple update of the property details. ...

"The cottage was comfortable and well equipped. We were met by the owner, Mark, on arrival, who was very welcoming. He provided lots of local information, including walks and pubs marked on an OS map. The bedrooms were spacious and comfortable. There are several properties here, but all wirh separate entrances and outside seatinf areas so they feel private. It was a great base for a few days in the Suffolk countryside. "

Basic amenities to get you started straight after arrival like tea, suggar, milk, bread. Ideally situated in a quiet area with horse paddock right next to the cottage. Underfloor heating was very cozy, modern cooking area."

"When it says “ Sea View” it means it . Clear view of the bay all the way to the Port of Felixstowe. Very close ( 100 metres) to the beach but on a quiet campus away from the noisy seaside “ attractions “. It is the old Sanitorium to the now closed Felixstowe College. As such the doors and corridors are wide and the rooms spacious. Each room has a door onto the private patio. The rest of the campus seems to be posh flats . "My experience at this hotel was disappointing. I chose it for one specific reason: the pool and spa, so I could enjoy some time with my 3-year-old son. But when we went to the area, we were told that children are not allowed. This crucial restriction, which should be clearly stated at the time of booking, completely undermined the purpose of our stay. The rooms are basic and dated. The mattress was so soft it affected the quality of sleep, and the overall condition of the accommodation feels worn out. Breakfast was another letdown: they didn’t even have bread — something simple, inexpensive, and essential in any decent buffet. The only positive point is the staff. They were polite, friendly, and attentive. Unfortunately, that alone doesn’t make up for the rest. Overall, I don’t recommend this hotel and I won’t be returning."
