📦 START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
🧻 2 rolls of toilet paper per bathroom & 1 roll of paper towels.
🧼 Hand soap, dish soap, dish detergent, and a sponge.
🗑️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
🛀 One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

🚗 PARKING & ACCESS:
One (1) car per reservation can park in the Garage (or yellow-lined spots across from the gift shop if the garage is full) with the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Two elevators reach the 5th floor; a third by the roundabout reaches all levels.

🌴 THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts.
Explore: A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
🔞 Age: Primary guest must be 25+.
🕒 Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
🌡️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨

📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer is permitted to sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

🕒 EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Please note that this unit is self-check-in; there is no luggage storage if you arrive early.

🚨 STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Condo was great and just as you see online. Plenty of space for our family and everything we needed. No issues that caused any interruption in our vacation. Communication with the property manager was so easy and timely. Plenty to do right near condo and surrounding area. Definitely recommend!

Very comfortable and quiet. Condo had everything we needed and is a great location - walkable to restaurants, beach and a few stores. My 15 and 16 year old enjoyed and look forward to going back.

Great apartment, awesome location

The apartment had everything we needed for our family of 5. The beds were comfortable, big bathrooms, everything was spotless. The view from the back porch was just beautiful. Easy walk to the beach and the waterpark was amazing. The kids enjoyed the waterpark so much.

Great Property, but fees double the cost.

The location and unit were awesome. Exactly as advertised, comfortable beds. Communication was fine, only done through email, check in process was a little cumbersome. Fees doubled the cost of the rental. Admin Fees, Management Fees, Community Fees - Beyond ridiculous. Followed directions with putting the key cards back exactly where we were told... only to see a charge for a missing key reported by the cleaners. Next day had an email asking, and stated exactly where we put them, but no follow up and they left the charge in place. In the end this is just a typical "not really by owner" rental, just that of a property management company. Heavily recommend Indian Rocks Beach, the town and neighborhood were awesome.

Condo was fairly nice. Could use some minor maintenence. Door to washer is off the tracks. Thermostat went into an alarm with a CH 29 code. Did not fix it. Guest room shower water was either scalding hot or freezing cold. Would stay in another condo next time, but not this one.

Our bit of paradise

We loved our condo, very clean and everything we needed.we had awesome views from our back door and front door . We saw dolphins and manatees right in our backyard.The water park was a blast for our entire family.And then just a short walk to the beautiful white sand beach and our closet was equipped with everything for fun day at the beach.Thank You for making our stay a rememberable one!! We will be back!!!!

Wonderful stay

Perfect location for our family of 5, including 3 young kids. Waterpark was excellent and we had a blast. Condo was clean and well stocked with all the supplies you'd need while away from home. We hope to return again.

We had a great time!

It is always hard to tell what you’re getting into just from an assortment of photos and description. We’ve never been to the area before either, so it was all new. It definitely ended up being a great choice for our family trip. The check-in instructions seemed a little complicated until we followed them and it all made sense. I think it is a little slower time of year, so we never had issues finding parking. The water park wasn’t huge but it was a nice place to hang out when we didn’t have other plans. The slides and lazy river are only open until 6, but having access to the pool until dusk was great and much quieter than during the water park hours. Emails to Deb were always responded to promptly. The Indian Rocks Beach area was really cute and there were quite a few good restaurants within walking distance. There is also a CVS a couple of blocks away that we went to several times to pick up extra TP, paper towels, sunscreen and whatever else we thought we’d need. Just a heads up that this isn’t a hotel with little soaps and lotions, daily housekeeping service and a concierge in the lobby. The starter pack of basic supplies was perfect to get us started. We weren’t looking for a bunch of extras, so this was fine for us, it’s just good to be aware of. Our biggest bummer was that the docks that were right below the balcony are “no fishing”, so we went other places for that.

Wonderful condo

The condo was super clean and spacious. We are a family of 6 with our kids ages from 9 and younger. We did not feel crammed one bit. The kids loved the water park and mini golf. We had a nice inter coastal view and the beach is in walking distance. Plenty of restaurants to choose from and grocery stores and CVS also close by. We will definitely be back!
