3rd Bedroom: Features a fun bunkbed (twin on top, double on bottom).
Living Area: Open floor plan with comfortable seating and a private balcony facing the water.
In-Unit Laundry: Full-size stackable washer and dryer.

To help you settle in, we provide the following essentials as a one-time starter set:
🧻 2 rolls of toilet paper per bathroom & 1 roll of paper towels.
🧼 Hand soap, dish soap, dish detergent, and a sponge.
🗑️ Trash bags for each can & a few laundry sheets.
☕ Keurig pods (small start-up supply) & dish towel(s).
🛀 One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

🚗 PARKING & ACCESS:
Two (2) cars per reservation are included for free!
Additional cars incur a $20 daily fee and must park in the Splash Harbour white-lined spaces with the attendant on duty.
Elevators: Convenient access throughout the building.

🌴 THE AREA:
Dining: Walk to local favorites, Crabby Bill’s, PJ’s Oyster Bar, and Lighthouse Donuts. Enjoy live music and poolside dining at Jimmy Guana’s.
Explore: Boat and bike rentals are available nearby. A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
🔞 Age: Primary guest must be 25+.
🕒 Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
🌡️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop. Passes are required for the pool until the park closes; no wristbands required 6 PM–10 PM.
🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨

📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer is permitted to sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

🕒 EARLY CHECK-IN POLICY:
Because we have a high amount of same-day turnovers, we kindly ask that you refrain from asking for an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Please note this unit is self check-in; there is no storage for luggage if you arrive early.

🚨 STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues like flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

3 bedroom condo

Check in and check out was easy! We had everything we needed in kitchen, bathrooms and beach, the 3 bedrooms were perfect for 6 adults and 2 children, a lot of space for all of us! The condo was clean and decor was very nice, thank you and I’m sure we will be back

Parking was not very well monitored. Especially with our check in on Saturday , and no ideas where to park without paying 20 at the other lots.A lot of cars with no permit. We saw numerous cars of families there for birthday parties leaving with no permit. Suggest some sort of luggage rack at parking level to assist with luggage for large families

A Warm and Fun Getaway from Icy New York

This Property was pretty much exactly as advertised and shown in the pictures. The layout and decor of this condo has a real Florida feel to it with its big window and well appointed deck overlooking the peaceful inter-coastal. It also has access to two beach facing terraces to take in the sunsets. Bed rooms are big and there are 4 TV’s so everyone can watch what they want. The waterpark was a big hit with my kids and so was the beautiful beach just a short walk away. The out door closet has pretty much everything a family could need for the beach including a wagon. We had easy drives into St Pete and Tampa as well as along Gulf Drive. Many grocery stores are an easy drive away. Overall it was just what we needed during a relentlessly cold NY winter.

Post-Hurricane Season

I booked this property in June 2024 woth the intent to spend a long weekend in November 2024. Unfortunately, Florida, and particularly the barrier islands, was impacted by winds and storm surge caused by Hurricanes Debby, Helene, and Milton, and by the time we arrived, many residents and business owners in Indian Rocks and Clearwater were still recovering. Many of our favorite places were closed - some of them forever. The condo was nice, but the water park (Splash Harbor) was closed the whole time and many of the beaches were as well.

Wonderful stay!

The property is super clean and very pleasant with beautiful sunset views. It’s a three minute walk to the beach, which our kids handled well and allowed us to come inside for nap time mid day etc. The property has everything we need for the beach, even sand toys. The manager was responsive. The air conditioners work well which is always nice during super hot weather. Thank you for a great stay! We have recommended this property to others

This is our third visit to this property, our first to this unit. It was roomy, furnished beautifully and very comfortable. We love the waterpark and the ease of walking to restaurants and a drugstore. We love this property and we will definitely return!

Absolutely beautiful and well maintained condo. Loved all of the decorative touches and amazing views! The water park is an added bonus and location is perfect for beach, restaurants, and shops. Property management team does an excellent job and very on top of things. Highly recommend this unit and would definitely book again if in the area.

We had a great time at a great place ro stay. We had an issue with the parking pass but they were quick to fix it. We had lots of fun. A family of any age will enjoy. Not many cooking utensils but we made a trip to the local goodwill and fortified what was there. Should be helpful to future renters.

Such a great location, especially for kids...

Beautiful condo and the location was great for kids - waterpark, beach, and restaurants all within walking distance. Pier 60 and aquarium were only a short ride a way. Would go back for sure!!

Beautiful View

Very nice condo with updated furniture, decor, and baths. The view of the harbor from the balcony and the window wall was beautiful. It is just one block to the beach and there was a fun restaurant and bar on the other side of the water park. I didn’t have children with me, but the water park looked like it would be fun too.
