We had a fantastic time staying at the house! It is definitely off the beaten path if you’re looking to get out of the touristy area. But still have easy access to all the beautiful beaches. I highly recommend it!!! Paul the manager was fantastic. He assisted us with all of our needs and gave us great recommendations. I highly recommend having a 4 x 4 to get to this property We would definitely stay here again!!! Thank you Paul!!!

Our family of four rented this home for a week and we appreciated the location, views, well equipped kitchen, and pool more and more every day. The house is perfectly located for access to the north shore beaches, east end explorations, and the restaurants and shops of Coral Bay. Communication with the hosts and the property manager Paul was perfect from before I booked through check out. Their neighbor Max was so friendly and helpful during our stay. The hill to the house seemed daunting the first couple times we drove it but we quickly got used to the switchbacks. The house has plenty of bath and pool/beach towels as well as beach chairs, noodles, snorkeling gear, and more. We never accessed the small casita next to the pool but if you plan to use it for additional guests, know that the occupants will need to navigate a steep driveway and a long staircase so it might not be the best for those with limited mobility/balance. Highly recommend booking a boat from Coral Bay as the dock is just moments from the house. The Calabash Market is a hidden gem for seasoned fresh fish and homemade hummus. Skinnylegs is an institution but the newer restaurants in Coral Bay did not disappoint.Thanks for a wonderful week!

To wake up every day to that view on that island was inspiring. We had an amazing trip close to all the great beaches. Being in the island we always got a parking spot. After the beach, coming back to the house was just a continuation of the fun. The driving is challenging but it really does get easier. To quote My mother.in-law “I will never again stay at a place with a more perfect view.

This was the perfect villa for us to unplug and enjoy the beautiful island of St John. We enjoyed being on the quieter side of the island, but still close enough to get anywhere we wanted to go. Paul, the host, was amazing and went above and beyond to make our stay a good one. We appreciated having some snorkel gear and chairs and cooler for the beach. This property did not disappoint!

We had the most incredible Island vacation. The panoramic views are even better in person. The house was a laid-back beachy island vibe. To be clear, this is a Coral Bay Island home, not the Ritz, but that’s everything we loved about it. There is no air conditioning in the main living area, which was not a problem at all. We opened up the doors and let the breeze come in and enjoyed the air conditioning in the bedrooms. We found the beds to be very comfortable and I slept great the entire time. We ate breakfast, looking out over the water and swam in the afternoon taking in the views. You absolutely need four-wheel-drive to get up to the house but it is in close proximity to everything in Coral Bay. It takes about 25 minutes to Cruz Bay. We much preferred staying in Coral Bay. It was exactly what we were looking for. Much quieter with a local feel. Greg was probably the kindest and most intentional host we’ve ever encountered. We had, unfortunately, gotten a flat tire on our rental car and he immediately came to help us change it. Nothing was too much. We would definitely love to come back one day. The one thing I would say to be aware of is that it’s very expensive on the island so we picked up our car from the airport and bought groceries on St. Thomas and brought them over. We were so glad we did. Thanks so much for a dream vacation.

The location was perfect, about a half hour drive from the ferry, but there was a grocery store, restaurants and shops right at the end of the driveway. The pool was perfect and the bedrooms were much bigger than the pictures showed. The bathrooms were very large as well. We used the pool house for extra guests and it was perfect. Definitely need to rent a car, as with the entire island, the driveway is very hilly and has many turns. Paul was easy to communicate with and we got to chat with him a few times on property as well as his cat, Sebastian. There were goats and chickens who came to visit and donkeys down the road. We would definitely recommend this place to friends and look forward to staying here again.

We loved our stay here! It was clean, better than the pictures look, had a well stocked kitchen and was close to Coral Bay! This was a perfect stay for my family and my parents. My parents had the pool house and loved the privacy they got! Paul’s communication was great and he asked several times if we needed anything. We would definitely stay here again!!

We had an absolutely wonderful stay at this property. The views were so beautiful we had a hard time leaving everyday. The pool was such a great perk for a break from the beach. We loved Coral Bay so much - much quieter but also close to so many of our favorite beaches (Water Lemon, Salt Pond amazing snorkeling) Maho, Trunk Bay, etc were also very close. Couldn’t ask for a better host! We would definitely stay here again!

The view is amazing!! The roads are just as described, you definitely need a Jeep to get up to the property, but worth it for the privacy and the beautiful scenery. You get comfortable with the roads and driveway fairly quick. We loved the location! The property is a bit more dated than the video makes it appear, but it is very spacious. It has everything you need for the week. Having a washer and dryer was so convenient, so we didn’t have to pack so much. The pool is nice and big, a great way to cool off and plenty of space for everyone. While we were there, we did have power outages, scheduled and unscheduled. The AC is only in the bedrooms, so when the power went out it was a little warm but not too bad with the windows open. During the daytime, we spent most of our time out on the island, so the power outages were only a problem mid afternoon to evening, when we were trying to take showers or cook diner. We will definitely visit St John and Sea Grapes again.

The property (and views from it) were as wonderful as advertised! We visited a different beach almost every day, and then relaxed at night, often on the deck overlooking the bay. Paul was amazing, and responded immediately - and with a fantastically friendly demeanor - any time we had a question. The property was very well-stocked with pool and beach supplies, as well as towels, dishes/silverware, and general house supplies. We had a terrific vacation!

Arrival to our home away from home went almost seamless , as we navigated our way up the switchbacks w our rental we actually had to call for assistance to locate the house. Paul was quick to respond and helped us navigate into the proper driveway. House was very spacious and accommodated everyone's needs. Plenty of hot water as we had 7 to shower after a day on the beach. The one tv went caput and Paul had a new tv there the next day. The view from the deck was amazing and pool having a separate pool house worked out wonderfully for us. The booklet that was put together was a useful tool with all restaurants and places of interest's menus and information all in one binder. Loved having the goats and donkeys around on a regular basis. Will definitely consider staying here again. thanks, Paul

We had an amazing time in St. John! The house was perfect for our family, the kids absolutely loved the pool. The location was great for accessing beaches nearby and restaurants in Coral Bay. The views were stunning especially at night with the full moon shining over the bay. All around a great spring break experience!

The view from this house as well as the pool are definitely the selling points. This house has so much potential but in our opinion, needs to be updated. The appliances, the mattresses, the bed linens, bath and kitchen linens, and the living room couch all need replacing. The couch cushion has collapsed from wear and cannot be sat on comfortably. The bed linens, including mattress pads are ill fitting, stained, and have some holes and tears. The house could use a deep cleaning (heavy mold in windows/screens, and floors need steam cleaning). We would have felt more comfortable if all the sliding glass doors locked. Although we were assured the house was very safe with no crime, we were uneasy leaving the house unlocked each day. I will add that Paul, the property manager was very easy to communicate with. He lives in the bottom part of the house and we rarely saw him. Final notes: this is our fifth house rental on St. John so we have others to compare this house to. We understand things are different and more laid back on the islands and we took that into consideration as we write our review. Be sure to bring bug spray! The no-see-ums are relentless on the island and we were eaten up alive. If only we had been prepared (ugh)! We found the workers on the island who grew up on St. John to be for the most part, unfriendly and somewhat rude. Those service workers who moved to the island from elsewhere were much friendlier.

Seagrape Estate was a wonderful home for our family of 5. Our tween/teens loved the space they had and the HUGE pool was a hit! Paul and Sandra were wonderful to work with and fixed any issue we had immediately. The microwave stopped working and Sandra replaced it the next day, which is INCREDIBLE on an island!! The kids were so thankful for their nightly microwave popcorn!! Sebastian is the sweetest neighborhood cat and our kids loved having him visit each evening! Would definitely rent this home again!

The Seagrape estate is fabulous. The pool makes you feel as if you are at a country club. Beautiful views all around, open and airy house. Great supply of beach furniture and snorkel equipment. Paul is a very friendly and attentive host.

We were looking for a quiet, non commercial property outside of the tourist hustle and bustle. I really couldn't have picked a better place! The views were amazing, the pictures depict the house perfectly, the pool was awesome! We were just a short 15 minute drive from the beaches. I can't say enough good things about this house and our experience there! We can't wait to go back!

Fantastic property in a great setting. We were attracted to the less hectic/touristy island of St John and the house and location did not disappoint. Communication is outstanding and Paul the property manager was there when we arrived to meet us and answer any questions. He checked in with us regularly and even left the kids a couple of hidden toys for them to find at the pool. We cannot say enough about how great he was to talk to and gave us tips on everything from what restaurants are good to how navigate the roads. You don’t have as many restaurant choices as you do on the other side of the island but the several that are close are all great including our favorite Skinny Legs which was at the bottom of the driveway so easy access. Other good places like Shambles are a 20 min drive. The trade off compared to the other side of the island is that you don’t have to pay to park and you don’t have to deal with crowds of people. Maho Bay Beach was close and we found Hansen Beach was our favorite and we went there a couple of times. The house has everything you could need for the beach…chairs, coolers, snorkel gear and kids beach toys. Make sure you rent a vehicle with 4wd like a jeep and bring good bug spray (No seeums) Pool was great and our older daughter liked having the separate guest house beside the pool to herself Regular visits from the wild donkeys, goat herds and Sebastian the cat made the kids day. We would 100% stay here again.
