Recently constructed townhome located in Wallingford's downtown core, one block from the hustle & bustle of N 45th St bosting excellent walkability, yet tucked away on a quiet and safe street. The home is well equipped with modern amenities, and is a great choice whether you are looking to explore Seattle or just staying in!

The home has 2 bedrooms, 2 bathrooms and is 1078 sqft. This is a 4 story townhome (including the rooftop) with a few steps along the walkway to entrance.

**Floor Plan**
• First Floor: Kitchen and living areas feature modern fixtures, quartz countertops and gas range. Living space with Smart TV and queen sofa bed, dining room, kitchen, A/C
• Second Floor: Bedroom with queen bed and en-suite bathroom, laundry room in the hallway.
• Third Floor: Primary bedroom with queen bed and en-suite bath, A/C
• Fourth Floor: Rooftop patio with outdoor seating.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**Additional Info About the Home**
• This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout.

**About Fees & Pricing**
• The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 6 guests. Please indicate an accurate number of guests.
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed.

**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

Quiet neighborhood 3 story house that was everything we could have wanted. A bath, fully equipped kitchen which I cooked in every day, dedicated parking spot, comfortable beds, clean linens, and bright windows. I'm so glad we stayed at this location, Perch was certainly a place I want to stay in again and again.

My son moved to the Fremont section of Seattle from the east coast, and this rental was perfect for a visit. The house was super clean, and the location was great. We loved having a designated parking spot. We are so happy that we found this lovely rental because we know we’ll be back for future visits.

Management gave me a five-star review, and I would like to do the same, but I can only give four stars. There are no dressers, drawers, or luggage racks in either bedroom. We stored items in our suitcase on the floor and on a high wire shelf in the closet. There's a large garbage can and a recycling can in the living room next to the TV. You can see the garbage can in one of the living room photos, but not all the photos. We moved the garbage can to the second bedroom's closet. We put the recycling can under the kitchen sink, used it for garbage, and put a paper grocery bag under the sink for recycling. There are no first floor wall hooks or closet to hang coats. We hung them from the kitchen chairs. Management emailed requesting any feedback during our stay, and I replied that these issues were disappointing. They replied that they would take the feedback into consideration for the future, but didn't offer any solutions for my stay. Positives are that the finishes are high quality, there's a dishwasher, full fridge, washer and dryer, the location is relatively quiet, the parking spot is convenient and necessary since street parking is very difficult, the decor was lovely, the rooftop deck has a spectacular 360-degree view, there's a grocery store and coffee shops nearby, and communication from management was timely. I would stay there again, but wouldn't expect a five-star experience.

Loved the property, walking distance of many restaurants, additional parking street side always available. .75 miles to Green Lake, could run from property to lake. Easy access to campus.
