Snowbird Season runs January thru February, on a monthly basis. To prepare a qualified quote, select your arrival date (must be the 1st day of the month) and the departure date (must be the 1st day of the month). Alternate dates must be pre-approved. *Construction on the beach access is occurring and will be completed by April 30, 2025. During this time, the One Seagrove beach access will be closed, including over Spring Break. For your convenience, the nearest public beach accesses are Bramble Grove, 1 mile west, and Eastern Lake, 1 mile east.*

Take a break from the ordinary, and escape to Playhouse II. This spacious and unique 2000 sq ft beach house is in the heart of Seagrove Beach and next to Seaside Town Center! With colorful artwork throughout, and one-of-a-kind items in every room, you'll have as much fun in this home as you will outside of it. Nestled in a tropical, neighborhood setting, you'll enjoy relaxing on the multiple porches and balconies while planning your day over your morning coffee. Step inside the first floor for the eclectic living room, well equipped kitchen, and a guest bedroom with a Full over Full bunkbed. The second floor features the master bedroom with a King bed, and a guest bedroom with 2 Queen beds. Continue up the stairs to the crows nest for views of the Gulf over the tree tops, and a Twin bed, bringing the total number of guests this home sleeps to 11. The outdoor shower is a perfect spot to rinse off after returning from the beach, just a short walk away. Stroll over to Seaside Town Center anytime you want to take in the galleries, fine cuisine, live theater, variety of stores, or coffee shops! This is the entertaining beach vacation you have been looking for, at Playhouse II.

Area Attractions: 

Seaside is a fantastic destination, most widely known for being featured in the Truman Show with Jim Carrey. Its incredible architecture has helped to make it famous but also its faithful replication of the kind of seaside town that used to be common up and down the coast. Seaside has its own Farmer's Market, post office, Repertory Theater and neighborhood school. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes Seaside famous. There are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here.  

30A is a fantastic destination, the beaches are some of the world’s best with sugar white sand and emerald green waters. You will find plenty of beach accesses along a 17 mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes 30A famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here. 

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Wonderful location and great memories.

This home was so adorable. Wonderful location for us and the kids. Very roomy and management company were wonderful to accommodate for anything. Definitely would come back to this place.

This home is very convenient to beach and Seaside town area. The house was mostly clean and had a very homey atmosphere. There are a few maintenance issues that need attention. We would stay here again if these issues were taken care of. The area is so charming and made for a great vacation.

Great location

This property is in a great location and neighborhood in the Seaside area. It has plenty of room for a large family or even 2 families. It is definitely unique and eccentric. Not your typical beach house. Lots of porches to sit on. I would recommend as long as you didn't mind the decorating style. I would stay there again just for the location and reasonable (comparitively) price.

Perfect Spot

I have really thought about my stay at this property. As others have stated, the home is dated. We didn’t mind at all. It was in the absolute perfect location. Close to the square, but not too close to hear all the noise. The layout of the home really worked out great for our family and the family we traveled with. Excellent situation when traveling with teens. My constructive feedback would be that it’s not well equipped compared to other VBRO places I’ve stayed, so I was caught off guard on items not being on the property. Small things such as salt and pepper to zero beach towels/chairs and very minimum toilet paper, paper towels. So, prepare to absolutely bring or buy everything. Bottom line, amazing time and we’d book this property again. Thank you to the lovely homeowners on opening your wonderful home. P.S. loved seeing the picture of the homeowners daughter as SMU’s (my alma mater) homecoming queen!

Beach house

Great property. Short walk to the beach, easy walk or bike ride to seaside center. Plenty of space. The 3rd floor room was a great space for a teen but no blinds in the room. So very bright in the morning. House had 2 box fans which I really appreciate. Over all I would stay there again. 4 of us 2 adults and 15 and 12 year old.

Fantastic location and home, though showing a bit of age

Location does not much better than this. Access to the bikes was great and the eclectic decor was a trip in itself. Only issue was the evidence that this home has been well used. Furniture is a bit worn and a little dirty. Controls for the fixtures were well labeled though some of the fixtures did not operate as assumed (ex. fan controls). Lovely home and we had a great time.

Good but

The location and area was fantastic. The house itself was clean and safe. But. The house is busy with too much clutter and aged decor items for comfort. Fourth bedroom loft practically unusable. We had a leaking toilet issue the entirety of our stay that never got fixed. RealJoy has since addressed it but clearly the house needs updates and maintenance.

Great location

This property is in a great location. 2+/- minute walk to Seaside and 4+/- minute walk to the beach. Great "old Florida" feel to the area with live oaks, gravel/sand road, etc. Would definitely book again!

Great Location

We enjoyed our stay at Playhouse II. It was close walking distance to restaurants and the beach and just far enough away to be peaceful. The house was good. The bathrooms are all in need of renovations as is the kitchen. The kitchen wasn’t very well stocked. Beds were comfortable. Some of the art work was a little racy!

Funky house worked perfectly for our family of 4!

We loved our time at the Playhouse! The house is very funky--lots of fun art and happy colors. The location was perfect--my two teens could easily jump on the bikes and head to Seaside for a quick bite to eat of to wander around. The neighborhood was quiet but really close to everything--and the beach was an easy bike ride or walk. The house itself was very comfortable--we did eat our lunch and dinner out--we didn't do any cooking, so I can't speak to the kitchen. The beds were comfortable! We all could spread out and have our own space, but the living room had seating for us all to lounge together, too. Would definitely recommend.
