POOL HEAT
A $50.00 per day fee is added to reservations booked between October 1st - April 30th for pool. If you prefer to have an unheated pool, please email or call after booking and the fees will be immediately refunded. The hot tub/spa are not operable separate from the pool. The hot tub is not operational


PLEASE NOTE: The pool cannot be heated if it is below 52 degrees or above 80 degrees. As your stay gets closer, we will do our best to keep you informed of the forecast during that time period. We will immediately refund you if conditions do not allow for this.

House and pool were wonderful minor issues like master shower held water for hours and didn’t drain on the last day but normally would drain within a couple hours. The third floor king bedroom not the master had sand inside the bedsheets, as if the sheet had not been changed prior to us coming. There was also no trashcan in the master bath. Overall, we did have a wonderful time and it’s a great location and convenience to the beach. The children absolutely flipped over the pool.

Great home but....

There was so much room in this house with separate bathrooms for each bedroom. The pool stayed cool which seems rare in the Florida heat. The property manager was great to reply to messages. There are not a lot of bath towels in the home so be ready to do laundry or use dirty towels. We also saw roaches (2 separate occasions)

Roaches in the kitchen

The location was wonderful, and the size of the house was great for our family. In addition the view of the beach and ocean was a positive. The grandkids loved swimming in the pool.Our family made the best out of questionable circumstances. The Spa did not work at all. The kitchen had roaches that came out when we were preparing our meals. I reported these issues to Alex, the property manager. Due to allergies with some of our grandchildren, I requested an exterminator not come while we were there. One of the showers in the Carriage house left a pool of water on the floor, one of the TV’s would not work and some black mold was visible in another shower( my daughter cleaned it). The beach toy garage was unclean and some of the items, (umbrella, wagon, beach toys) were broken and unusable. I swept out the garage before we left. The paddle boards were great, but needed cleaning before use. Alex, the property manager was very responsive and sent a team member to repair a door alarm leading to the pool and to address the shower leaking. The team member was very nice, but his effort did not fix the problem of water leaking onto the floor. My wife and I have used Vrbo for several years. This is our first experience with Modern Beach.

It was great and large enough for our whole family. We have booked it again for next year. They do need to supply spoons and ceramic bowls, and name sure the propane tanks are full though.

Overpriced & Dirty

I would not book this home again. The house was dirty and dated. There was a sewer smell in the kitchen that got progressively worse over the week. The Wi-Fi was horrible, it didn’t hit half of the property. We couldn’t stream anything consistently on any tv in the home or from iPads. There is ZERO cell service for Verizon on property, several in our party had Verizon and they couldn't send a text message. AT&T did have service here but the Wi-Fi was needed and was basically non-functional. This property is horribly overpriced. We will never stay here again and suggest others look elsewhere. The beach access was close but the beach was very crowded every day.

Beautiful Home

I stayed here for a family get together and loved it! The location is great. It’s close enough to shops and restaurants, but not right in the heart of it. You could even ride the bikes to restaurants and shops. It’s also in a great spot to make a day trip to Panama City Beach or Destin. We went to Greyson Beach State Park, which is a beautiful beach that isn’t as busy The carriage house is great for those who may want a bit more privacy than the main house can offer. The pool and hot tub are great for the kids and there’s plenty of pool toys. I love that they have the carts for use. It makes taking things down to the beach so much easier, not that it is a far walk. The home is absolutely gorgeous and has plenty of room. The kitchen is very well stocked with dishes and cooking necessities. It’s just a great house in a great location with amazing views, especially of the sunsets. My family and I will definitely be staying here again!

Absolutely Amazing!

This home was absolutely perfect, my family and I loved how close we were to the beach. The bikes were perfect for getting around the little town. Donna was so attentive making sure all of our needs were met during our stay. We can't wait to plan our next trip and come back to this gorgeous home!
