Welcome to Graytness & Grayton Dreams by AvantStay! These two homes sit right next door to each other on Grayton Village Road, with a combined 22 bedrooms sleeping 64 guests — ideal for large family trips, milestone celebrations, or groups looking to spread out without splitting up.

Grayton is one of 30A's most beloved stretches, known for sugar-white sand, turquoise water, and a barefoot, low-key energy locals have protected for decades. The walkable village delivers live music at The Red Bar, Gulf views from Chiringo, and a tight collection of surf shops and galleries. Hike Grayton Beach State Park, paddle the coastal dune lake at Western Lake, or drive east to Seaside and WaterColor when the group wants a change of scenery. Between the two homes, the group has a 6-passenger low-speed vehicle, two 6-seater golf carts, and eleven adult bikes, plus the free Grayton Central shuttle a short walk away — putting the beach a two-block ride from the front door.

Graytness
Four levels with an elevator give Graytness room to gather and room to breathe. A kitchen built for a crowd — two refrigerators, two stoves, two dishwashers — opens to a dining table that seats 26 and a pillow-soft sectional, with an adjacent den and Smart TV for kids or smaller groups to peel off.

Sleeping is built for balance: eight king bedrooms across the upper two floors for quieter retreats, two bunk rooms with full-over-full beds for a more social energy, and an eleventh bedroom anchoring the bottom floor near the game room — its own world with a pool table, Smart TV, and just enough distance to let the night take on its own rhythm.

Outside, the pool and spa anchor long afternoons, and the screened porch sets the scene for al fresco dinners off the built-in outdoor kitchen and grill, with a 6-seat table, bistro set, and overhead fans keeping things easy.

Grayton Dreams picks up the same rhythm across its own four levels. Open main living spaces and multiple gathering areas keep the energy moving — coffee in the kitchen, conversations carrying from one room to the next, no one competing for space.

King suites sit across the upper floors for quiet retreats with private or semi-private baths, while the bunk rooms bring a more playful energy for kids or friends settling in for late-night conversations. Downstairs, the game room becomes its own world — pool games stretching into the evening, something always on the TV.

Outside, a private pool invites long, unstructured afternoons, and the covered balcony sets the scene for dinners that linger — grilling, passing plates, eating together in the open air as the day winds down.

Home Truths:
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Golf cart use requires a signed liability waiver

Parking Details:
- Driveway parking is available for 5 cars max.
- Paid parking is available at Grayton Storage Facility.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
