"This is a wonderful place to stay. It has a car park at the rear and 3 parking spots at the front. It is very secure with a personal PIN provided before book in for the doors. Very clean and smart. Big comfy bed in room 6 anyway. Nice little kitchenette. Fridge, kettle, coffee machine. Lovely shower. If I had to pick fault it would be the awful washing up liquid. "We know this resort well and it continues to improve. The Mode hotel was excellent. We benefited from a special rate too but reflected that at full price this hotel would probably be our ideal choice of stay in this resort."

"Excellent location, the kids love playing in the sand dunes opposite and a short walk to St Annes pier. Superb breakfast and great service from all staff. Spacious and comfy rooms. "We absolutely love this hotel. The rooms are clean and the beds really comfortable. It could do with an update and refurb in certain areas but this doesn't affect the quality of the stay. The staff are very friendly and happy to help in any way they can. It's location is perfect as it's close to South pier, a tram stop, shops and the pleasure beach. We will be making further bookings in the future."

"We didn't stay at the hotel for a number of reasons. Firstly, the surrounding area was deprived with half the buildings either boarded up or in disrepair. Secondly, having a 'seaview' and being a 'boutique' hotel is debatable, but definitely not from the outward appearance of the property. It was scruffy and needed maintenance to the paintwork and front door. Thirdly, to be made to stand outside ringing a bell for 30 minutes is unacceptable and shows poor customer service. "We did not stay at this hotel as when we went to check in the hotel advised that they were double booked and they had arranged an alternative hotel. When we got to the alternative hotel the rooms were not ready and it was 7.45pm before we finally got into our room.
