Inside each condo you will have the comforts of home you deserve and a whole lot more!

The Neighborhood:

We are on Town Lake River in Tempe, Arizona near the Mill Avenue District, a local hotspot for dining, shopping and entertainment. Situated just 11 miles outside of Phoenix and 4 miles outside of Scottsdale, Tempe is a vibrant city all its own with beautifully landscaped parks, botanical gardens, and wildlife preserves such as the Hayden Butte Preserve. You can also enjoy the close proximity to the Phoenix Zoo, Scottsdale Civic Center, Tempe Diablo Stadium, and Kiwanis Park.



Getting Around:

Ideally located close to different attractions, there are definitely a lot of options getting around the area!



Other Things to Note:

Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

- You agree to be bound by our rental terms and conditions.

- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.



Minimum age requirement of primary person booking should be 22 years old.



No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.



Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.



Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.



Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.

Do not stay at this property! Or any property managed by CozySuites. The key fob needed for access to the buildings and parking garage were unavailable. I communicated that we had a rental car and needed it ASAP. We had to follow up ourselves with the leasing company and did not receive the proper access for 24 hours. This lead to parking in the wrong spot and having our rental car towed. Custom service was terrible. They did agree to refund the first night but are insisting that we paid much less than the receipt from VRBO shows. Neither CozySuites or VRBO can provide a receipt or the proper refund. Additionally, the complimentary items listed were not provided. Dirty dishes were in the dish washer and bedroom. Parking fees were not expensive than listed. It was such a terrible experience that I have filed a Better Business Bureau complaint. Turns out that CozySuites has an F rating for many similar issues.

Great location on the water and a comfortable, spacious apartment! All of the instructions to access the unit were clear and the host checked in with us to make sure everything was going well. An easy walk to restaurants and coffee, and it’s right on the bike/run trail. Quick access to Papago Park as well!

Filthiest Place I have ever been in

This property is disgusting. If I could give 0 stars I would have. We were given the wrong building in the instructions and the building we were in did not have the keypad as instructed. When we finally got in (Thank God for the UPS driver), the place was obviously not cleaned since the last guest. All of the sinks were dirty, the kitchen sink had scum and bits of food in it. The bathroom sinks had toothpaste scum in them and the countertops were all dirty. No clean towels. The bathtubs/showers had filth and hair in them. There were dirty towels in the washing machine. The floor was sticky and dirty, even a piece of glass was found. There was trash in the closets and the carpet looked like motor oil had been rubbed in it. The walls were absolutely disgusting, scuff marks and finger prints in every room. It made us question the cleanliness of the beds. We ended up leaving a day early because it was so filthy feeling. Absolutely GROSS!Then when trying to deal with the property manager everything was an auto generated response. No help at all.

We arrived during the night and no parking. Had to call the support line and was told to park in an area where we might get towed but they would take care of it the next day if we did. Dealing with a towed car is not in the plans while out of town but we went ahead a parked in the lot. Ended up getting up in the middle of the night and moved the car. Could not get into the unit and had to call support again. After several tries, support said she needed to assign us a new unit. We entered the new unit and it was a one bedroom and we paid for a 2 bedroom. The support agent said she would comp our room that night and would move us to a 2 bedroom the next day. Since I was traveling with a coworker, I did not feel comfortable sharing a bed. I had to sleep on a tiny sofa. We did get a 2 bedroom the next day but the company went back on their word and would just credit the room difference. Not the entire night. They claim they provided a unit for us and we would need to pay for the 1 bedroom. I’m opening a claim with my credit card because I did not rent a 1 bedroom unit. This is an error on their end and they would not take responsibility.

Place a bit run down

Well the location is great but it took us a long ring to get in and find it. It’s a bit of a maze. Once in we liked the kitchen but the beds were on platforms that were each about to break and the matress very cheap. Stains on carpets and towel bar fell off when we hung out towel.managers would not let us out of rental so we made the best of it. Pool and location 5 stars.

Overall good stay, fantastic location. Property is as advertised, outdoor common areas were better than expected and the kids were thrilled that the pool was heated enough to swim comfortably. The parking situation is a bit limited and building entry is odd, even with the detailed instructions they send you ahead of time. We stayed for a week, the mattresses in the bedrooms are not the best and our backs felt that after a couple nights.
