2. This is a duplex with a shared backyard, so guests may see or share the outdoor space with guests staying in the other unit.

• This property has two units. Unit B has its own private patio space in the backyard, an ideal place to start your morning ritual.

• Enjoy the Roku TV with activated Netflix and Hulu Live TV accounts. You can access hundreds of movies and TV shows, and Hulu Live TV is just like having cable.

• You will be in the midst of the Midtown Arts District, with countless restaurants, shops, and museums just around the corner. You can easily walk to the Encanto Light Rail station just down the street. SR-51 and I-10 are easily accessible from the property if you plan to explore more of the Valley.

Guest Access:

Guests will have access to the entire unit and private patio outside. Guests will also have access to the shared outdoor space in the backyard. Plenty of parking is available on the street.

✔ Quiet hours from 9 PM to 8 AM are strictly enforced to ensure neighbors can enjoy their homes without disturbance.

EARLY CHECK-IN / LATE CHECK-OUT: Check-in is at 4 PM, and check-out is at 10 AM. These times are set to ensure our team has enough time to properly clean, inspect, and prepare the home for each guest.

If you need earlier access or a later departure, the best way to guarantee additional time is to book an extra night before arrival or after departure, subject to availability.

Occupancy & Use

- Do not exceed the maximum occupancy listed.
- Only registered guests are permitted on the property.
- No parties, events, or gatherings without prior written approval.
- Unauthorized guests may result in immediate termination of the stay without refund, in accordance with platform policies.

Noise & Neighbors

- Quiet hours are 9:00 PM – 8:00 AM.
- Please be respectful of neighbors at all times.
- If management, security, or authorities are called due to noise, unauthorized guests, or neighbor complaints, enforcement-related trip fees of $250+ may apply.

Parking & Vehicles

- Follow the parking instructions provided for the property.
- Do not exceed the maximum number of allowed vehicles without approval.
- Do not block driveways, sidewalks, fire lanes, or restricted areas.
- Parking-related complaints, citations, tows, or service calls may result in **trip fees**.

Smoking

- No smoking or vaping inside the home.
- If smoking is detected and ozone treatment is required, additional cleaning fees of $500+ may apply.

Maintenance

- Report maintenance issues as soon as possible.
- Service calls caused by guest misuse may result in fees.

Lost & Found

- Lost items are not guaranteed to be recovered.
- Shipping within the U.S. requires a $50 fee, which includes handling and shipping.
- Payment is required prior to shipment.

Trash

- Follow all trash and recycling instructions.
- Excessive trash or improper disposal may result in additional fees.

Safety

- Some properties use exterior security cameras and/or noise monitoring devices for safety and neighborhood compliance.
- Do not tamper with or disable monitoring devices.
