"The staff were friendly and nothing was to much trouble, breakfast was massive full Scottish, brill. Rooms were great, not 5 star but were comfy and clean. Atmosphere at the sands was great, locals are very friendly and I would defo book again, hats of to the hard working staff."

"The property was clean, quiet and comfortable. We were pleasantly surprised to find complimentary milk, bread, jam and tea at the property as well as a welcome note and small reference manual for our stay. Of particular note were the sunrise and sunset ocean views both from the property itself and on the half-mile walk from the property to the train station. If you take the train from Edinburgh to Kinghorn in the evening, you might catch the sunset over the bridge- Gorgeous! We had a lovely time...

"We stayed here for four nights, it’s a bit out but great transport links and lots of restaurants and bars near the old shore. The staff were really helpful, the room was lovely, beds and pillows really comfy. The free breakfast was amazing, lots of options. Would deffo stay here again. "

We arrived quite early and the front desk staff were very friendly and stored our bags for us so we could go see the city while waiting to check in (and also stored our bags after check out as we had a late flight)! "Didn't eat there. Had good tea and coffee in room with a little bottle of milk in the fridge. Wonderful room, excellent shower, bath, toiletries towels and linens. Kelly at the front desk was lovely. I go back and forth from US to Scotland a couple of times a year and will definitely be back to the Balmoral."
