- Located at the back of the complex at the end of the communal driveway.

- Single (open - not undercover) car bay conveniently located opposite the front door and next to the property.

- Private entrance and lockbox location on site for easy check-in and property access.

- As soon as you enter the property, you`ll be greeted by the TV/dining area.

- Amazing high ceilings, large open windows to the TV/dining area make this area light, bright & homely! Super comfy couch and occasional chair plus smart TV.

- Dining table is off the TV area and has a sliding door to access the courtyard.

- Off the entrance is also the kitchen which you can also the courtyard through another set of double sliding doors. Kitchen is beautifully designed and equipped to host short or long stays! Take advantage of the gas cook top, electric oven, fridge, microwave, kettle, toaster plus plenty more!! Did you know we offer tea, coffee, sugar & milk upon your arrival too so you can sit back and make a coffee or tea upon check-in!

- At the rear of the property you will find second seating area, separate toilet, laundry nook, bathroom and bedroom.

- The seating area is purely for relaxing or take advantage of the space to work from home! You will also have access to the courtyard through the sliding doors in this space also.

- Laundry nook boasts a sink and washing machine. We provide our guests with single use laundry powder sachets as a starter pack upon check-in also.

- Separate toilet off the laundry.

- Spacious bathroom located also off the laundry. Wall mounted mirror, sink/vanity & shower.

There is some fantastic parks/reserves which include Knight Avenue Reserve, Woodchester Reserve, Breckler Park, Yokine Reserve, Yokine Play Space and is home to The Western Australian Golf Club.

Mount Lawley restaurant strip is a 13 minute drive away and is known for its great nightlife with popular cafes and restaurants.

There are other bus stops in the vicinity which will take you to Oats Street Station, Stirling Station, Perth Busport, Wanneroo, Kingsway City Shopping Centre and Mirrabooka Bus Station.

- Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy!!
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.
