Pool Heater Charges: The cost for pool heating is $100 per week, plus tax.
Pool Heating Schedule: Pool heating offered from October 1st to April 30th.
Temperature Setting: The pool heater is set to maintain a temperature of 80°F, starting at 9 AM daily for approximately 8hrs/day.
Climate Considerations: In Northeast Florida, there are days during the winter months when air temperatures may not adequately support pool heating. Heat pumps are effective in climates where average daily air temperatures during pool season exceed 60°F. Please consider this climate information when booking, as it may affect swimming comfort during colder periods. Please adjust your expectations based on the regional climate and average weather temperatures before confirming your booking.

HOUSE RULES
Please review each rule carefully to avoid any deductions from your security deposit or additional charges to your credit card upon check-out. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this a lovely space to be enjoyed by our guests.
Primary Renter: Must be 25 or older.
Cleanliness: Maintain a good level of cleanliness throughout your stay to make check-out easier.
Accidental Damage: In case of any accidental damage, we’ll assess the issue internally to decide if and how much the deduction or repair cost will be.
Noise/Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.
Occupancy: Do not exceed the maximum occupancy for the house (8) at any time.
Smoking/Vaping: No smoking or vaping. Evidence of smoking/vaping will incur a $500 additional cleaning charge.
Pets: Must be disclosed at the time of booking. Pets are not allowed on the furniture. Guests are responsible for cleaning up pet waste.
Service: This is a short-term vacation rental, not a hotel. No daily cleaning or laundry services provided. If you wish to arrange additional cleaning services, please contact management.
Boat Dock: Guests must inform management if they will be securing a boat to the dock. Please have insurance paperwork on hand as it may be requested. Boat trailers are not allowed to be stored at the property.

Overall nice home but had issues with the pool not heating as expected in spite of several calls and paying extra to have it heated. It never got warm until the final few days we were there after a tech was sent to check the heater. They did refund us the charges for heating which was nice but it was disappointing that we were only able to swim about 3 of the 30 days we were there - and we specifically wanted (and paid for) a house with a private pool. There are no lounge chairs by the pool so be sure to bring your own. The living room furniture was nice to look at but extremely uncomfortable to sit in. The kitchen and bathrooms were nicely updated and well stocked. This house is not as close to the beach as the listing indicates.

Nice property and well stocked

This is a comfortable house and it’s well stocked with kitchen items, linens, etc. The lanai and canal dock are welcoming places to read, relax or have your coffee/cocktail. The beach is a 10 minute drive if there’s no traffic on the bridge. I had a book mis-delivered to the house and the property manager wanted to charge me a 25 fee plus postage to have it returned. Not very customer-friendly.

Nice property

Nice property. Very well appointed with basically everything you need for cooking, pool ? Etc. Furniture lightly stained but comfortable. Nice pool and beautiful deck on the canal. Nice fenced area for our dogs. Suggest placing a ladder on the deck in case a child or dog falls into the canal. Surprised there wasn’t one. Thanks for a great stay.

Great house

This house came fully equipped with everything !!! We loved the covered dock for fishing ( didn’t catch much) but so peaceful …we will definitely keep this house in mind for next year !!!
