-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Must be 25+ Years Old to Rent in the City of Newport Beach.
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-City of Newport Beach Quiet Hours 10 pm - 7 am.
-No Patio Access after 10 pm
-Crib/Pack n' Play & High Chair must be requested prior to your stay.
-This is the UPPER unit in a two-unit building, the 3 bedroom ground floor unit is also for rent. Each unit will receive 1 parking space in the 2-car garage.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Laundry facility located in the garage is shared.

PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

Great time in Newport

Well, worth the money short walk to the beach numerous restaurants just across the street. Not to mention the evil donut shop, But it’s vacation so I’ll have one or maybe two. Boogie boards need replacing

Lots of things left out of description

The location is close to the boardwalk and Beach. The property is on a VERY busy street. There is no a/c and no dishwasher. You have to leave the windows open to not melt. If you have little kids it will not be quiet at night-partiers and traffic will be constant noise. The outside patio is tiny, the ground is not swept and the furniture is dirty and worn out. This rental is through a third party so it’s not by VRBO. You have to fill out another waiver and all these forms including a new credit card authorization form . It’s a pain. The rules and charges were obscene!! Just ridiculous things to charge for i.e. $25 for a make up stained washcloth or towel, $50 for this or that. A $100 damage wavier before you complete the third party rental management company required docs… just so much minutiae.

Wasn’t horrible, but I wouldn’t book again

Pros: Close to beach, the place felt clean, we love Newport in general. Cons: The beds were horrible and the cots for guests 5 and 6 were stained and broken. There wasn’t enough equipment for 2 units of guest (2 bikes, 2 boogie boards, and 6 beach chairs for our unit and the larger downstairs unit to share.) One of the bikes had a flat that we left a voicemail about with no response. We fixed it ourselves. It is right next to the main road, so a little noisy. The garage door had issues shutting the entire time we were there. Nothing was bad enough to ruin our vacation, but considering how much we paid for our week stay, I was not impressed by the rental or Tower 17 as a company.

Perfect!

we loved this apartment! It was very spacious. Lots of room for everyone. Great location! We could walk to the beach and they have lots of sand toys. And things to bring to the beach. It was easy to find parking was great. We were happy overall.

Excellent beach weekend rental only 2 blocks from sandy heaven.

Excellent place to stay for a few days. A touch loud with a large street just off to the side of the house but that didn't ruin anything for us. There was also an ant problem in the kitchen. It looked like they were actively fighting it with traps but there were many living ants.

Cozy cottage-style apartment by the beach

The best things about this place are the location, and pictures are spot on so you really are getting what you booked. Beds are comfortable, furnishings are as pictured, the location is excellent with beach at the end of the street. The garage is a little more spacious than advertised. My full sized sedan and a small truck were parked together without issue. My only critiques/complaints are that small details could be improved. We book homes to enjoy the normal creature comforts of home and to save money by cooking a few meals. Some people also travel in small groups, and this place advertises for up to 7. So we found a few overlooked things a bit frustrating. Examples: there's only a tiny 5 cup coffee pot and large cone filters for a different pot. I intended to cook breakfast but there was absolutely no salt, which has never been the case in any place I've rented. The bbq is rusty. There is only one pillow per person provided, and they're not super fluffy and there was one spare in the whole place. There were no boxes of facial tissue provided so we used TP to blow noses. There's a cabinet in the garage marked laundry supplies but inside were only paint cans. We did find tide pods elsewhere but no dryer sheets. Space heaters but no fans. We received a long instruction manual from property management, but it didn't explain that the outdoor shower won't work unless a lever is switched in garage. Small details go a long way to greatness.

Escape from the AZ heat

We had an amazing time. Loved the short walk to the beach. Loved the beachy decor. If you’re looking for quiet, this is not your place. Lots of traffic noise. Short Uber to the pier. Enjoyed an amazing dinner at 21 oceanfront. If you like fresh seafood, You’ll love this place.

Great location, needs a few things...

The location was great, though a little loud next to the bus stop. Easy access to the beach & nice to be equipped with beach gear. I would not advertise that you offer cruiser bikes. The seat springs are broken, and you can't adjust the seats without an Allen wrench, plus they are totally rusted. The 3rd bike in the garage had the brake cables hanging all over the plance- totally unrideable. For the kitchen, without a dishwasher, it would be nice to have more dish towels for drying clean dishes. But overall, was a great experience, I would just reccommend improving some things especially in the kitchen.
