Sangiovese is located in the heart of the Val di Chiana, just a few minutes from the Renaissance borgo of Montepulciano, in one of Tuscany's most iconic landscapes. Set within a prestigious agricultural estate, it is surrounded by vineyards that produce excellent wines, including the renowned Nobile di Montepulciano. The property was created through the restoration of a stone farmhouse; the atmosphere is that of a rustic country house, where authentic materials and meticulous details create welcoming spaces that open onto the garden and overlook the countryside. Within the estate guests may, upon request, take part in tastings of wines produced in the estate's vineyards, guided through the eco-sustainable cellar that combines traditional and innovative techniques, for an authentic experience of the local wine culture. The strategic location allows you to easily explore fascinating destinations inTuscany and Umbria, historic borghi such as Pienza and Cortona, and to enhance your stay with moments of relaxation at the nearby spas of Montepulciano, Rapolano and Chianciano.

Interior:
The farmhouse is divided into two independent units, covering an area of approximately 350 sq m, both with access from the external portico. UNIT 1 (on two levels) – GROUND FLOOR – Open-plan living room with dining table and sitting area; kitchen; two double bedrooms with king size bed; two bathrooms with shower; laundry room; guest bathroom and laundry area with washing machine. – FIRST FLOOR – Two double bedrooms; one double bedroom (with divisible bed) with direct access out to the portico; bathroom with shower; bathroom with shower and whirlpool tub. UNIT 2 – FIRST FLOOR (accessible from the ground floor via an internal staircase) – Double bedroom with king size bed; twin bedroom with direct access out to the portico; bathroom with tub. Air conditioning in the bedrooms and in the ground floor living room.

Park:
The park extends for approximately 3,500 sq m within the vast agricultural estate, characterised by cultivated fields, olive groves and vineyards, and is naturally bordered by hedges and vegetation. Access to the property is via a driveway gate, beyond which is the parking area near the house entrances. At the back of the house is a flat garden with a centrally located swimming pool. A short distance away, under a pergola, are the stone barbecue and the dining table, easily accessible from the ground-floor living area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located in the heart of the flat garden area, just a few metres from the house. Rectangular and measuring 5 x 10 m, with the depth ranging from 1 to 2 m, it is lined with travertine marble and has a metal ladder for access, internal lighting and a chlorine purification system. The solarium area is equipped with sunbeds, umbrellas and a cold-water shower. Opening period: from the last Saturday in April to the first Saturday in October.
