External Description

Villa Botinaccio is situated in the beautiful Tuscan countryside, near Montelupo Fiorentino, and only half an hour from Florence.

Surrounded by a private garden with lawn and several plants, the property enjoys a panoramic position, and a spacious patio with barbecue and dining table for 12 people.

Among the outdoor spaces you will find a beautiful pool (7.3 x 3.3 m, depth 1.4 m), open from May to September. The pool is equipped with: hydromassage area (just along the entrance staircase), sunbeds, external shower and hammock.

At guests' disposal also a private parking with 4 uncovered and 4 covered spaces.

Next to Villa Botinaccio there is another villa, called “Casina Botinaccio”, belonging to the same owners, and this one too can be rented by tourists. The gardens and pools of the two houses are well separated, distant and not visible from each other, in order to guarantee the utmost privacy. Larger groups of people can rent both properties together.

Internal Description

Completely restored with terracotta floors and reclaimed wood ceilings, Villa Botinaccio is spread over 2 floors, and can accommodate up to 11 people, has 6 bedrooms and 6 bathrooms.

Internet Wifi is available only in the living area and in some external areas adjacent to the villa.

Pets are only allowed on request (with an extra cost). A baby cot and a high chair are available upon request. All bedrooms have air conditioning and ceiling fans.

Ground floor: The ground floor consists of two living rooms with sofas and a large kitchen, characterized by lovely arched windows offering a splendid view of the surrounding valley. The kitchen is equipped with: fridge, oven, stove, microwave, toaster, dishwasher, kettle, coffee machine, and dining table for 6 people.

Following there are two double bedrooms (one of which has a separate dressing room and spacious ensuite bathroom with shower), and a passage bedroom/study connecting the ground floor to the first floor (with single bed and desk).

Lastly, you will find a bathroom with shower and a toilet.

First floor: The upper floor houses two living rooms with sofas and fireplace, a toilet and a bright kitchen with panoramic terrace (with sofa and chairs). The kitchen is equipped with: fridge, oven, stove, toaster, dishwasher, coffee machine, and dining table for 4 people.

The sleeping area is made up of: a double bedroom with ensuite bathroom with shower, another double bedroom, a twin bedroom, and a bathroom with shower.

Prices and conditions

Included in the price: House, pool and garden maintenance; firewood (1 basket); weekly change of linen and towels; Internet Wifi; baby cot and high chair (upon request); private use of the pool (including its hydromassage area); utilities (water, gas, electricity except heating).

Excluded from the price: Final cleaning (300.00€); use of air conditioning (400.00€/week); firewood (7.00€ per basket); daily change of linen (7.00€ per person/change); daily change of towels (5.00€ per person/change); extra cleaning (35.00€/hour); heating upon consumption (6.00€/mc); pets allowed only on request (100.00€ per week/pet); use of the pool outside the opening period (on request - 250.00€ per week). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 700.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
