This charming villa overlooks the enchanting landscape of Valdinievole's verdant hills. It is in a key position for visiting the famous spa establishments of Montecatini. The art cities of Florence, Lucca, Volterra, San Gimignano, and Pisa are within a one-hour drive away.

Villa Pampa, 350 sqm, is surrounded by a vast park that cascades down the hillside in terraces, harmonizing with the land's natural slope. The lower level features a convenient parking area, while the upper levels invite guests to stroll through peaceful woods and a charming olive grove. The villa’s garden, bursting with colourful blooms and flowering plants, is enclosed by fences and hedges.

Children can delight in the play area with a swing, playhouse, and more. The private pool, which can be heated on request (4×8 metres and 1.40 metres deep; open from 27 April to 5 October), is situated on a panoramic terrace, and is accompanied by a lounge area furnished with comfortable sofas and armchairs, offering a perfect blend of relaxation and breathtaking views. Close by there is a gazebo which includes a kitchen with a hob/stove, sink, and gas grill.

The villa is laid out on two floors with lodges and terraces:

Ground Floor
The ground floor features a spacious terrace that leads to the main entrance. To the left of the entrance is a double bedroom with an en-suite bathroom with a shower. Adjacent to the entrance is a bright dining room, illuminated by a large French window connecting seamlessly to a modern professional kitchen. This floor includes a laundry room, a generously sized wardrobe, and an additional bathroom.

First Floor
The upper floor is accessible via an internal or an external staircase that leads to the terrace. This level boasts an ample open-plan space with a lounge area, a cosy fireplace, a TV, and a recreation zone featuring a billiard table and table football. Outside the terrace, overlooking the pool, there is a ping-pong table for entertainment. The floor also houses two double bedrooms: one with an en-suite bathroom featuring a shower and the other with a hydromassage bath.
A staircase leads to a double bedroom with a private panoramic balcony, an en-suite bathroom with a shower and a Turkish bath. Additionally, there is another double bedroom with its own en-suite bathroom equipped with a shower.
