    Beautifully designed in warm coastal style, our beach villa at Tivoli by the Sea is completely remodeled and ready for beach guests! You will love this elegantly renovated and spacious three bedroom, three bathroom villa. There are new wood floors, a fully updated kitchen, and new furnishings. This lovely property is located on the ground level - just park and walk up a few steps to the front door!

    The floor plan offers an open entrance foyer, a sunny dining area with french doors to a screened in porch, and a spacious family room with a brand new comfy sectional queen sleeper sofa and a 55" HDTV. Our gourmet kitchen features granite countertops, stainless steel appliances, and is fully stocked with cookware and dinnerware. The master bedroom is designed with a king bed and an updated private master bath featuring an oversized shower and roman bathtub. A second guest bedroom features a king bed, an HDTV and access to a private full bath. Our third guest bedroom offers queen bed, and a custom built-in entertainment center with an HDTV. A third bathroom is conveniently located in the hallway.

    You will enjoy cool ocean breezes and a tranquil view of the golf course while entertaining outside on the screened porch with outdoor seating. A few steps away is the sparkling Tivoli swimming pool! The location is perfect - a short stroll to the beach and near the Village of Baytowne Wharf with dining, shopping and entertainment. The Resort offers something for everyone... a full marina, tennis, four golf championship courses, two conference centers, walking and jogging trails, beach and bay access, restaurants, boutique shopping.... you name it! Treat your family to a memorable vacation at 5272 Tivoli Way!

    *** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

    CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. We very much enjoyed staying at this villa. It was very clean and in a beautiful area. Close to the beach, closer to the pool. On Hole 13 of the golf course which was wonderful. Golf cart was a great addition.

We have never stayed in a condo before, and for the first time, we absolutely loved it! Very clean and nice. Loved being so close go thr beach! Ive already recommemded it to several people!

Overall the property was good! Really need more information with a map of the property, places to eat, where the trash bins are. The beach access was super busy and not a lot of room for tables or umbrellas.

The condo has a wonderful layout for a family and overall was clean. The furniture needs either deep cleaned or replaced (both living room and patio). If you’re planning to use the golf cart, you may want to consider a different property. The golf cart is old and appears to be one big bump away from falling apart. Sandestin is beautiful and has all of the offerings a family would need!

Great Getaway!!

Sandestin was a fun trip and this rental did not disappoint! The booking process was fast and easy. Great communication from the property management. The condo was clean and as pictured. The golf cart to get around the resort was fantastic. Hardly drove our car anywhere. Fun for all ages!

Beautiful Sandestin

Blue Beach Properties was the rental company we chose for the transaction for a beautiful townhome in The Tivoli neighborhood. Our stay was wonderful. The accommodations were true to the photos and maintenance and management were very responsive if we had any questions or issues. We chose this company because they have local offices within the resort and are able to send out maintenance people if needed on a short term notice even on weekends. They even answer their phones! We would highly recommend using them and the condo was perfect and right on the golf course, and the golf cart was very convenient and we had no problems with it.

Nice and good location.

Property is nice enough - furniture was comfortable and - clean enough although there was a dirty mop just sitting on the porch. The screens were ripped on the porch also. Golf cart did not work. First 3 days did not have use of a cart and was promised a refund for that amount which wasn’t received. I will say they were very communicative and tried hard to find us a replacement cart for the remainder of the stay which they did. Overall i would stay again but just know going in that there’s a few things that need attention!

Spacious home, fun golf cart

The space and the golf cart were the highlights of the rental. This home was even bigger than the pictures suggested! The kids liked having their own space with TVs in each bedroom and separate bathrooms. We drove the golf cart to the beach and Beach House restaurant and explored the entire resort property & Wharf. We even drove it to dinner, ice cream, Starbucks, and to Publix! We had a minor issue with the cart not charging so we plugged it into a different outlet and it worked. The mgmt company was willing to come out and help but we figured it out on our own. Without the golf cart, the beach may have been pretty far to walk with all of our stuff and in the heat. We didn't have any issues parking it at the beach or any local businesses.

Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed this condo. It had plenty of space for everyone and we love the location within Sandestin. My only complaint was the golf cart that comes with the condo was much older than most of the carts you see around the resort. It had almost no power steering g making it difficult to drive at times. The last night it actually died on us in the middle of the road and broke down and was smoking. The company was extremely responsive however when I called about the problem. Overall we enjoyed our stay.

Overall, I recommend this vacation rental. Reviewer Comments: The unit is pleasing to the eye, but there are plenty of things that need attention. The patio was so terribly dirty, that we had to mop and wipe down everything before we could even sit down. The screen door on the patio was not easy to use and could use some attention. There was a major amount of crumbs in the cabinets in the kitchen. Although the shower in the master bath looked amazing, it was terrible to shower in. The shower head felt like pins and needles and there was no way to adjust, and even though there was a ton of space, the water leaked outside the shower every time (due to shower head). As far as the property manager, she was very reliable and responded quickly to communication. Overall it was a decent property, but the things listed above could be fixed to make the stay even better. I would have liked to see some written information in a binder upon arrival about the facility, WiFi password, etc., but there wasn’t one of those. The unit above was fairly loud and it made it hard to sleep some nights, but that isn’t something that can be fixed. The pool was heated and close by.

Overall, I recommend this vacation rental. Reviewer Comments: My family (grandpa, husband, myself, two kids, sister and her kid) at this condo for a week this summer. It was just as beautiful as it looks in the pictures. So peaceful and relaxing. The golf cart was a huge plus, and very necessary for the resort this condo is located in. We were able to easily get to the beach, and we could even drive the golf cart to the grocery store and the other stores in that shopping center. The resort is huge and you could drive the golf cart all around it. The Wharf was really cool, my older daughter loved all the activities and attractions it has to offer. It was also so nice to have a washer and dryer in the unit, especially with kids! We ran into a few issues, but the management was quick to respond and fix any issue we came across (they weren’t major issues). The only thing I would recommend to anyone staying here would be to bring extra pillows! There was only like one pillow per person and I usually sleep with like 4. But I would definitely stay here again! Although maybe with one or two less people because it did start to feel a little crowded toward the end. Overall, we had a nice trip and a wonderful stay at this condo.
