Beachfront Corner Unit-Gulf Views-Pool & Amenities

Tops'l Beach Manor 413 is an updated two-bedroom beach front vacation rental condo that offers breathtaking views of the Gulf of Mexico from the living room and the master bedroom. As you enter this beautiful condo, you are greeted with a full kitchen, dining area, and an elegantly decorated living room that leads to the private balcony where you can enjoy full views of the Gulf of Mexico. You can also access the balcony from the master bedroom, which also offers a luxurious king size bed and an adjoined master bath. The second bedroom offers two full size beds, and the living room offers a sleeper sofa. This wonderful beachfront condo can easily accommodate up to six guests, perfect for your next family vacation!

Tops'l Beach Manor offers several amenities that come with the rental, including a Gulf-side pool (seasonally heated) and a trolley service to Baytowne Wharf to enjoy shopping, restaurants, entertainment, and more! Also close by is Grand Boulevard with even more upscale shops and restaurants. Enjoy a movie or stroll through the Farmer's Market on Saturdays year-round.

*Please note per the HOA in March 2024, parking has changed from previous years and is in effect immediately. Moving forward all vehicles must park in the parking garage. The overflow lot belonging to The Tides outside of the garage is no longer available to Tops’l guests and vehicles will be towed that park there. The height of the garage is 6 feet 5 inches. The garage was designed almost 40 years ago before over-sized vehicles (larger SUV’s, trucks, etc.) were popular. Even if a vehicle fits height wise, there is a sharp turn once inside the garage that may cause a problem for longer vehicles.

A home run

We had a wonderful stay at this property even with a few hiccups.the apt was beautiful with a amazing view it was clean and very functional although our stove went out the owner did the right thing and replaced it in a timely fashion the beach was amazing even though it wasn’t beach weather for the most part , the grounds were clean and the area was great it felt like home , property mgmt were always responsive to our calls although when asked about were mail temporary forwarded mail should be sent to I was givin a wrong address which i still can’t comprehend and I’m still trying to retrieve lost mail . We spent approximately 8 weeks at this property and overall had a amazing experience it was a 10 out of 10 even with a few bumps in the road Thank you

Family Vacation

This property is wonderful. It has a great location, was clean, and well furnished. Only downfall is the parking deck is really tight and didn’t fit our truck and little beach space if you bring your own chairs.

The condo itself is very nice and a great location. This is our second time staying and enjoyed it both times. My main complaint would be tons of construction going on to the point you had to walk around paint cans and scaffolding. Also, good thing my family is early risers because we would have been woken up to the sounds of the construction no later than 8:30 am.

413 Beach Manor

Very nice property. Clean and perfect location. A lightning strike on the building the night we checked in knocked out the cable and internet. It took two days to get everything online but we hardly noticed. Just gave us more time to enjoy the beautiful views and solitude of beachfront living. Would like to stay here again if the schedule works.

Room with a View for two

The property was the perfect size for two. The large windows looking out over the gulf are amazing. The balcony is small, only for two people, but it is quaint and has a view over the pool area as well as the gulf. There is music played at the pool in the afternoons and into the evening. When we stayed it was daily. This prevents you from listening to your own music on the balcony but we found the music enjoyable and spent a good bit of time sitting out there after a long day in the sun and surf.

Spectacular view & location

We had an amazing Spring Break at this beautiful condo with breathtaking views of the Gulf! Accessibility to beach and pool could not have been more convenient—we chose to walk a few steps to the 4 flights of stairs that exited a few steps from the beach walk, but there is also a very nice elevator, if you prefer. The condo is clean, well-stocked, & nicely decorated—just as the photos show. Check-in was so easy-they just tested the code when the unit was ready—just a smudge more communication/confirmation from management about the check-in process plan (In the days leading up to our arrival) would have put my mind at ease, but they swiftly responded with information I requested when I sent an inquiry. Wonderful vacation!!

Beautiful condo, the view and location was perfect!

We recently stayed at topsail Beach Manor, 413, the condo and the area is absolutely beautiful. The view was amazing and the access to the beach was so simple and very close. However, there are if you negatives, there were no washcloths for either bathroom, there was one towel per person, (luckily there was a washer and dryer) and only two hand towels, one for each bathrooms. One small sponge and hand towel for the kitchen. Also, there was no rug for the front door which I thought was odd, we had nothing to wipe our feet on and we keep tracking so much sand in, so I went to big lots and bought A couple of kitchen washcloths, bathroom wash clothes and a rug for the front door. On the last day of our stay we happen to look on the side of the wash machine and found the rug for the front door. Not sure why it wasn’t where it was supposed to be. I also want to say that the condo can sleep 4 comfortably, the description does say 6, but the pull out couch is less than desirable. Very uncomfortable, springs poking out so I would not say that that condo sleeps six. Also if you are a very tall person you may have an issue with the countertops and toilets as they are very short made for much smaller people as in children. Also, be aware that if you are traveling with any kind of vehicle topper that you will not be able to fit into the parking deck as that’s the only parking area. You can take it off and store it in your unit or if there’s any room you can park in the circle drive. I’m just unsure why this wasn’t told to us as many people there did have vehicles with toppers on their vehicle, so there were many people trying to park in the circle drive but there are only a few spaces.

Family get away

Great layout love the openness and how the bedrooms are down the hall in their own area not much of a balcony but breathtaking views on the floor to ceiling windows!! The resort is beautiful we saw some deer one night coming in. Beach is clean water was crystal clear.

Awesome Location

The property had great views, easy beach access, and was nicely appointed!!!!! The property management was just a text or phone call away. No major issues to report. With small children it is a must stay for the beach access and the pool.
