🏠The house is located adjacent to the main road down a private road separate from the main road. While there is general road noise, you don't want to be any further back from the action with direct views of the beach from the upstairs balcony.

🛗Upstairs and downstairs have only external access by stairs on the side of the house. Creating 2 private places for your enjoyment.

🚗The house and backyard are available to use during your holiday. The garage is unavailable for parking but you can park in the driveway and there is plenty off-street parking as well.

The property is self-check-in as well as self-check-out and as much information is added in our digital house guide to ensure you're holiday is relaxed and stress-free. 📖We ask the guest to read the house rules before booking as well as once booked through the house manual, check-in and check-out procedures so you are well familiarised with the property. On booking, you will receive a link to our digital house guide that not only has everything you need to know about the house but has a complete guide to all the attractions, pubs, breweries, cafes and restaurants in the area to help you better plan your trip.
#### Need to know #### On booking you will be able to access the property's short-term rental agreement in the digital house manual. By attending the property you agree to this agreement.

This property is on a private road adjacent to the main road that runs along the coast so there is some road noise during the day.

Upstairs and downstairs have only external access by stairs on the side of the house. Please be careful when it's raining as they may get slippery.

The property has 3 listings. Full house, Upstairs only or downstairs only. Please jump into my profile photo to pick the most appropriate for your group. Full house and upstairs bookings are the favourite picks.

While we do provide extras like the games room, bikes, scooters, kids' beach toys, gym equipment, board games, video games or anything else for your comfort. When guests lose/misuse/damage our items and don't advise us (even kitchen items/utensils), this means that future guests will not get to enjoy these items. We ask you to treat our property like your own. If you do find any of these extra items broken or missing. Please let us know immediately and we will try to organise replacements immediately, this may not be possible during your stay. Your booking is not a reflection of any of these items and no refunds if any of the items are missing or broken.

#### Booking rules ####

We strive to create a relaxing space for you to enjoy and we need your help to make sure this happens, so we have outlined some requirements below that we ask all guests to agree to and comply with:

We ask the guest to thoroughly read the house rules as well as through the house manual, and check-in and check-out procedures to be well familiarised with the property.

On booking we'd like to know a little bit about you, when enquiring about availability please ensure you have completed your ID Verification, have a profile photo, and some information about yourself and the purpose of your stay. On booking, you will need to supply a photo ID verification as well as a selfie photo.

We require the person making the booking MUST be part of the travelling party. When booking, please advise that ALL the people staying in the house, adults, children and babies count as guests and must be included in the booking. No other guests staying other than those on the original booking.

We request the guest to do a walk-through upon entering the property and inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest.

The cancellation policy is strict and once you book you agree to it - we encourage all guests to seek travel insurance to protect themselves.

During peak season - Christmas and school holidays we prefer 7-night bookings or more. Please be aware that the cleaning of the house may run over time. While we do aim for a 3'Oclock check-in and to be out of the house well before then, the cleanliness of the house as well as your safety is our most important consideration for you to enjoy a comfy stay.

#### House Rules ####

Noise - No noise after 10 p.m. and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities. We ask that guests also respect our neighbours with quiet time between 10 pm and 8 am.

Keys - In the event that keys are lost/ damaged/ locked inside the property at any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account.

Damage or cleanliness - We request the guest to inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest. If there is any damage to the property, please inform the host ASAP

Good place for a group of family
We enjoyed four days stayed at the sky beach house , the house enough to accommodated and activities us include, the rooms, kitchen, lounge room, game room , playground for the kids and nice back yard with bbq area. Super market cross the road and 2 minutes walk to the beach and 15 minutes drive to Batman bay.

Great option for large family accommodation
Our entire family had a great week at Skyes house. 15 of us in total! Loved the smoker and we cooked up a brisket feast one night which we bought from the very convenient butcher across the road. Scott was quick to respond to any queries and was very helpful.

Great house n great location
Had a wonderful time catching up with old friends. The house is in a top spot very wall appointed and beds are comfie. Scott the hose was very prompt with responses to messages and instruction clear and east to follow. Some how he was even able to keep the rain away for us which was appreciated. I highly recommend staying here any time of the year.

Overall an adequate experience. Lots of road noise is a distraction. Plenty of additions like bikes and play room with snooker/air ball etc is a bonus. Bar B Que needs a solid hotplate option. Loved the fire pit it was a great communal gathering point. A bit more attention to detail e.g. wine glasses and secure toilet seats would have resulted in a better experience. Overall a satisfactory experience. Value for money???
