FLEXIBLE SERVICE
- Though not a 'serviced apartment', I have the space and laundry professionally cleaned so it's spotless. If you are planning a longer stay and require interim cleaning, just let me know.

- Just a 3 minute walk to Highbury & Islington Station for Tube / Underground (Kings Cross is one stop away), London Overground, National Rail, and buses, you can be most places you'll need to go in 10 - 20 minutes of closing the front door. Holloway Road station is just a 9 minute walk away.

SAFETY
- The short walk from the station/ other amenities is safe and the building secure. It's a well lit area and there are always people around enjoying the area even late into the evening- I've never had any issue as a woman in the 10 years I've lived here, or felt unsafe even when returning home in the early hours.
GREEN SPACE
- You'll be spoilt for choice of green spaces (Highbury Fields a 3 minute walk away with Clissold park just beyond) & canal side walks. Hampstead heath is just a short overground ride away too.
FOOD/ MARKETS
- It's a perfect location for foodies, with Islington's restaurants catering to all tastes and styles of dining, and Hackney offering the most exciting food scene in London, with new and vibey, intimate restaurants constantly emerging!
- If you prefer to eat in, there are supermarkets, delicatessens, and organic produce a few minutes away.
- Broadway Market, Exmouth Market, Borough Market, Maltby Street Market, Spitalfields Market and Covent Garden Market all reachable within 30 mins.

- A 3 minute walk to the tube/overground station & buses means you can reach all of East London (Hackney, Dalstan, Hoxton etc) , Camden, Hampstead, Soho, Covent Garden, Mayfair, Oxford Street, & the City all within 10-15 minutes.
- South London is easily accessed directly by the overground too.
- Being one stop from Kings Cross, two from Euston, 10 minutes from Victoria, and, 20 minutes from London Bridge by public transport means you can take day trips further afield.
- All London Airports (Heathrow, Gatwick, London City, Stanstead, Luton) are only around a 1 hour journey or less by public transport.

- Quiet, cosy bedroom with double bed, black out blind, and lined curtains, all linen provided, and a large wardrobe with hanging space (hangers privided) and large drawers, for your use

- Small Hallway for your coats and shoes
- Sunny South facing stylish open plan room with:
- Living area (large comfy sofa, TV with Netflix etc, candles also provided);
- Dining area (two chairs, a table that can be extended to fit 4, with two extra chairs stored on top of the cupboard);
- Kitchen (fully equipped, including Nespresso machine, washing machine-dryer, fridge, tea, coffee, salt & pepper, oil, tea-towels, oven glove, all cleaning products provided)
- Small South-facing balcony with original balustrade feature is off the living area and catches the sun all day (you can take the spare fold up chairs out there when you like, provided they don't get wet!)
OTHER INFO - Good Wifi connection - Hair dryer provided - All linen, towels, soap, cleaning products and basics provided - It's located on the first floor, about 20 steps/ stairs in total to reach it - If you're staying during the colder months, there is central heating and a towel heater in the bathroom -If you require parking please enquire and I'll see what can be arranged -If you want recommendations for anything just ask me and I'm happy to help! - Ask if you require early check in or late check out and I'll do my best to accommodate you - Spare batteries, candles, matches, and cleaning products in cupboard -Cleaning during stay can be arranged
RULES
- Self check in and check out. - You don't need to clean or take the bins when you leave but... - If you are staying much over a week I'd ask if you can take the bins down for the bin collection time (very early on Friday morning) - Ensure candles are fully blown out when you leave a room or go out - Ensure windows are shut, lights are off, doors locked and bathroom radiator is switched off when you go out/ leave -During colder months, I will time the bathroom radiator to come on in the mornings. If you would like to request particular timings just let me know. - During colder months, it is warmer to keep heating on continually at a moderate temperature. If it's not warm enough, please let me know if you have to turn it up in case there is an issue with the radiators and I need to call somebody in. - No parties
FEES - A £100 deposit is required per booking for any damage. This will be refunded.
