The master has a king (2), queen (2), and two single-sleeper chairs (2).

The downstairs bedroom (right of the front door as soon as you walk in) has a king (2).

The bedroom to the left after passing the kitchen has two bunk beds (7) plus a sofa chair (1).

The living room has a "u-shaped" couch that acts as three single-sleepers (3) or you can put them together for a single bed. Another single couch that sleeps one (1) comfortably and one smaller couch that is meant for a small child.

The upstairs bedrooms sleep four (4).

The property features a private land area, complete with a custom gate and keyless locks for added security and convenience.

This accommodation comfortably accommodates up to 20 guests, with the possibility of accommodating more if needed. Please note that an additional fee applies for parties exceeding 20 guests.

We gladly welcome various events, including weddings, retreats, and more. Kindly reach out to us for inquiries regarding such events, as the pricing differs from what is shown here. We eagerly anticipate the opportunity to host you!

To enhance your culinary experience, we have provided an assortment of spices for cooking. These include turmeric, cayenne pepper, chives, thyme, paprika, ground ginger, ground cinnamon, oregano, bay leaves, garlic powder, Italian seasoning, parsley, rosemary, curry powder, marjoram, basil, red pepper flakes, onion salt, ground cumin, and yellow mustard. We have a coffee pot that takes pods and ground coffee.

Please be aware that there is no hot tub available; instead, we have a spa that operates when the pool pump is turned on. As our property is located on a ranch, we kindly ask you to exercise caution and remain mindful of your surroundings. During the warmer months, it is possible to encounter snakes and other animals.

Guests are allowed to bring ATVs and go off-road on the property. There would be a $50 fee per ATV for possible damage and added liability.

WILDLIFE: You are encouraged to remain in the manicured areas of the property. Being nestled within the heart of Texas, you may encounter wildlife (Snakes, Deer, Racoons, etc.). Please be aware of your surroundings and take caution while driving. You may also encounter other residents of the Hill Country like bugs, spiders, scorpions, and mice, which can sometimes make their way inside. We utilize pest control services regularly BUT this does not guarantee that you won't see a pest or bug.

For your safety and security, please note that there are exterior cameras located at the front of the property and in the back near the pool area. These cameras monitor outdoor spaces only and do not face any interior areas.

It accommodates up to 20 guests, but the standard occupancy is 15. Additional charges apply for guests exceeding the standard occupancy. Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.

All events must adhere to our rules and sign an agreement prior to any marketing.

House Rules:

By completing this reservation, you agree to adhere to the following rules. It is your responsibility to ensure any and all additional guests are aware of and adhere to the following rules as well. Failure to follow the rules can result in your eviction (with or without warning) at the discretion of any authorized employee of PMI Austin Metro.
-No smoking anywhere on the property, including outside. The smoking fine is $1,000 per day for smoking.
-Trash Removal: Tenants are responsible for removing all trash during and at the end of their stay. Any trash left behind at the property after check-out will incur a $250 fee.
-Furniture Policy: Guests are not permitted to move indoor or outdoor furniture from its original placement. If any furniture is moved and not returned to its original position before checkout, an additional fee will be charged to cover the time and effort required by our team to restore the setup.
-The use of glitter, confetti, feathers, or flower petals is strictly prohibited in the home. Failure to comply may result in additional cleaning fees.
-No possession of illegal narcotics on the property. Any illegal narcotics left at our property will result in a $500 fine and reported to the local authorities.
-Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.
-No parties or events without prior written consent from PMI Austin Metro. Event insurance is required.
- No additional guests besides those listed on the reservation without prior authorization from PMI Austin Metro
- It is your sole responsibility to check that the location of the property is suitable for you and your group. You have the ability to view the approximate location prior to booking and the ability to view the exact address of the property immediately after booking.
- In the event, you're unable to pay we'll file a lawsuit against you.
- Quiet hours are 9 PM through 8 AM. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well.
- No pets are allowed on the premises without prior permission from PMI Austin Metro.
- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro.
- You will be fined $100 per hour for an unauthorized late check-out.
- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc.
- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours.
- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages.
- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250.
- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property.
- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. This covers our employees' time.
