The property is located in a residential area right on the waterfront, along the main promenade, a 5-minute walk from the renowned Bagni Pancaldi beach club, and 8 minutes from the picturesque Terrazza Mascagni. It is well-connected to the city center via public transportation.<br><br><br><br>The apartment consists of a living room, kitchen, two bedrooms, and a bathroom.<br><br><br><br>The space <br><br>The approximately 70-square-meter apartment is located on the mezzanine level of a prestigious building WITHOUT an elevator (six steps to access it). <br><br><br><br>PLEASE NOTE. Please note there is an internal staircase between the living room and the bedroom (please exercise extra caution if traveling with children). <br><br><br><br>The layout is as follows: <br><br>- LIVING ROOM with sofa, TV, and split A/C; <br><br>- KITCHEN with gas stove (4 burners), refrigerator, moka pot, kettle, kitchen utensils, wine glasses, and dining table; <br><br>- BEDROOM I with a double bed and closet; <br><br>- BEDROOM II (loft) with two single beds and a closet; <br><br>- BATHROOM with shower, sink, bidet, toilet, and washer/dryer. <br><br><br><br>ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating, split-system air conditioning (in the living room ONLY), clothesline, hair dryer, and iron.<br><br><br><br>Guest access <br><br>The entire house is for the exclusive use of guests during their stay, and there are no shared spaces with the host or other tenants.<br><br><br><br>We are very flexible and will be happy to arrange early check-in or late check-out, if possible, provided there are no other guests checking out or checking in. Any requests can only be confirmed the day before arrival.<br><br><br><br>Other details to note: <br><br>. Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax due to the City of Livorno, which is 1 or 1.70 euros per person per night, depending on the season.<br><br>We need this procedure to verify your information and documents and to send the details to the “Alloggiati Web” police service, which is the Italian system for registering guests staying in Italy. <br><br>You can find all the information on the official AlloggiatiWeb website at<br><br><br><br>.
