This first floor modern apartment, refurbished in 2025 with a brand new kitchen, and bathroom is situated in a small fishing village 15 minutes stroll around the beautiful headland of the fjord to the spectacular walled town of Kotor. These large, 1 bedroom, air-conditioned apartments have TV, shared swimming pool, including use of loungers, large terrace and an outside splash shower. The apartment has a fully fitted kitchen, separate utility room, and is fully equipped for self catering. The large, private balconies are perfect for alfresco dining. The air conditioning ensures you keep cool in the summer, and warm in the winter.

The accommodation was wonderful. It was very clean and had a new kitchen that was fully equipped. We even had access to a washing machine. Communication with the landlord via email was excellent. Shortly before our arrival, he provided us with detailed information about the route, how to use the kitchen appliances, etc. The view from the balcony over the Bay of Kotor was breathtaking, both during the day and in the evening when the lights came on. I would book the accommodation again at any time and highly recommend it.

Stayed at the apartment for 2 weeks and was an excellent base to explore Kotor and the surrounding area. Check-in was easy, with the use of the key box and code. Piers made the whole experience so much easier with his detailed email correspondence. The apartment was clean and tidy and was well equipped with all that you would need. Lovely pool and a 2 minute walk to the bay area. The views from the balcony were absolutely amazing and no photograph will ever do this view justice. You'd just have to experience this for yourselves!

Auf den ersten Blick ist es eine modern eingerichtete Wohnung mit dem notwendigsten Gebrauchsgegenständen. Der Blick ist tatsächlich wie Fernseh schauen, wobei dieser in der Wohnung nicht funktioniert und leider auch ein paar andere Gegenstände der Reparatur bedürfen. In Sachen Sauberkeit und Ordnung könnte auch eine Besserung stattfinden. Aber trotzdem können wir die Wohnung auf Grund der Lage und dem Preis/Leistungsverhältnis empfehlen. Wir hatten eine angenehme Woche und Piers war immer kommunikativ.

Smashing Apartment

Apartment is on first floor with stairs up to front door. It is very well equipped with just about everything you need. It was very hot so A/C was used at night. Just kept balcony door open during day. You get morning sun so if you want lunch in the shade it’s perfect. The view is stunning and never boring with so much happening on the water. The pool area never got very busy and although the pool is small it is enough to go in to cool off. We used to walk down late afternoon for a swim in the sea. The slope up to the apartments, however, is very tough going so if you are older or are disabled then you should bear in mind. Piers the owner is wonderful and is so helpful. I felt I knew the apartment before I came.

Appartment was very clean,in a perfect location to see the sights and had a lovely view swimming pools was well maintained ,and in a good spot.host was very wellcoming and i was able to contact piers about any problems and he responded strait away.i would recomend the Emmaculate to any one of my friends and Family.

Lovely apartment

Lovely location and view just a shame building work on two new properties less than 100m away was taking place, Very noisy builders lots of drilling from early hours until late afternoon. Cant fault property everything you need is there.

Very Nice Stay

The apartment was clean and fully equipped with "hardware" (all the cooking implements you'd need), has good wifi and AC. It's close to Kotor but a bit of a walk on a fairly harrowing road for the uninitiated. It was as advertised - always a good thing. Pater was a responsive host. The only ding would be in the "software" - 1 roll of toilet paper, no paper towels or napkins, no laundry deterent and no garbage/recycling bags . ..perhaps a cleaning crew oops - but for almost a two week stay, not ideal

Amazing Balcony Views

This apartment is well-equipped, comfortable beds and had everything we needed. Felt really spacious and never too hot in the August heat. 15 minute walk into town with amazing views across the bay. Sometimes we got so distracted watching the comings and goings on the bay, it was amazing. Piers is a great host - really helpful with his directions and keen for us to have a wonderful stay.

Beautiful Kotor

This was our fourth visit to Kotor, as it’s such a beautiful town. It was our first time in this apartment which is in an ideal location with stunning views across the bay to Kotor Old Town, further enhanced by being on the 2nd floor. It’s well equipped with all you need , pool and grounds are well maintained & communication from the owner, Piers, was great 👍 It’s a 15/20 min walk round the bay into town with lots of great restaurants and bars. I’d highly recommend a trip on the Cable Car for stunning views from the top of the mountain, there’s a nice restaurant up there as well 👍

Stunning view

We just loved the view and spent ages on the balcony just soaking it in. We had a few problems finding the place, despite Piers’ great directions. The sign was obvious when we came from the other direction the next day! Piers was lovely to deal with. It’s about a 20 minute walk into the old town on a tight road for a lot of the time but we got used to it. The only real negative is that Kotor has too many cruise boats so the place is overcrowded almost every day. However that view will stay with us forever.

Amazing views

Perfect location 20 mins walk from Kotor old town. Views from the balcony are absolutely stunning. All communications with Piers were prompt and all questions answered. Would highly recommend.

Perfect view on the bay!

Piers is a very nice guy and was always quick to answer any questions. The view from the balcony is great! The equipment with two loungers was also great! The location of the apartment is quite central. Amenities were good overall, however it would be nice to have bin liners on site as well as a newer and CLEAN frying pan (we cook a lot ourselves which perhaps many don't) Would also be great to have a beach umbrella or parasol for the balcony that was there unfortunately no longer a pole ;-) All in all a great week!

Absolutely amazing place to stay in Montenegro

Nearing the end of our 8 week trip in Europe, this was one of the 2 best accommodations we stayed in. On top of that Piers was so helpful, probably the nicest host we have had. Cannot say enough about the fabulous view and comfortable, roomy accommodation and even a pool. Location is great as it is close to Kotor, but away from that super busy area. Would love to come again some day.

Great stay in Muo, Kotor

The apartment is well located (20minutrs' walk from Kotor Old Town, and close to amenities such as a bakery, supermarket, cafe etc) and well equipped. Stunning views from the balcony overlooking the fjord, across to the Old Town and the mountains. Easy road access to Tivat, Budva, Perast, Skadar Lake.

Stunning Views

The apartment is exactly as shown in the photos with spectacular views of the bay from the balcony. There was plenty of equipment for cooking should we have needed it but we ate out in the old town each evening. We enjoyed our boat trip around the bay and to the blue grotto and bus trips to Budva and Perast. We swam afew times from the beach just beyond the old town and climbed the steps up to the fort 🥵. Piers is a great host and responded quickly to my many questions . I would definitely recommend staying here as long as you don’t mind a 15-20 min walk to the old town.

Best view you can find

We really enjoyed our month long stay at Pier’s apartment! Well equipped kitchen and internet worked great. The views of old town and mountains from the balcony were just breathtaking. You can walk into old town Kotor, markets, etc (so don’t need a car). Property also has a pool which has nice views and was well maintained. Apartment was quiet at night time for a good nights sleep. Pier was very easy to communicate with and highly recommend for future guests. Would love to visit again.

Our holiday trip was awesome and the stay in Piers appartment was one of the best ever!! We are so happy that we stayed with Piers! The unbelievable view, the nice and relaxing pool (even with the amazing view). The appartement is top, near to Kotor, near to explore the surrounding!! Nice view

We loved the balcony and view, as well as swimming in the bay. The apartment was clean, well furnished, and the surroundings were calm enough for a relaxing vacation. The pool is also nice and very clean. The walk to the old town (we didn‘t have a car) is about 25 minutes, but includes a steep hill and a part along a road with a lot of traffic and no sidewalk. Buying bakery, water and snacks is possible along the way after 10 minutes of walk. Buses to Zabljak, Podgorica. and other towns were very reliable, check at busticketforme homepage.
