The Space:

This 2-bedroom apartment is simple, comfortable, and well-suited for groups or families.

• 2 balconies with southwest mountain views



Guest Access:

Guests have full and private access to the entire apartment during their stay. Once your booking is confirmed, we will send a detailed digital guidebook. It includes everything you need to know, from how to enter using the lockbox to tips on using the amenities. The guide is designed to make your stay easy and comfortable.



The apartment is 90 sq. meters with 2 balconies. It offers ski-out access, with the slopes only about 50 meters away, so you can be on the runs in just a few steps.



The Neighborhood:

The Neo building is in the center of New Gudauri ski village, surrounded by cozy yards and a lively atmosphere. Just steps away you’ll find bars, cafés, and restaurants for all tastes, plus ski equipment rentals and a nearby pharmacy for convenience. The gondola and slopes are within a short walk, making it easy to enjoy skiing by day and the welcoming village vibe in the evenings.



Getting Around:

Although Gudauri has no public transport, getting around is simple. Local taxis are the best option for short trips, and we can arrange airport transfers if needed. In New Gudauri most things are walkable: Gondola Square, rentals, the Loft 1 grocery, and spas in Atrium or Block 2. For a scenic outing, take the Kobi–Gudauri lift toward Stepantsminda when the weather allows.



Other Things to Note:

• Smoking is strictly forbidden inside the apartment. A FINE WILL BE charged for any violation.

• Please dispose of all trash before check-out to keep the space clean for future guests.

• A starter set of toiletries is provided. For additional items, shops are located nearby.

• Report any damages immediately. Repair or replacement costs may be charged as necessary.

• If you experience any issues or need assistance, contact us. Your feedback is appreciated, and respectful communication and kind reviews are always valued.

• Utility outages (water, electricity, or gas) may occasionally occur in Georgia and are beyond our control. We kindly ask that this not be reflected in reviews, as it is a country-wide issue.

• In periods of heavy snow or severe weather, certain services such as linen delivery or logistics may be delayed. Your patience and understanding are appreciated.
