**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.

**Also note - our living area floors are a beige tile with brown flecks with a dark grout. The floors are cleaned and steamed in between guest stays with us.



ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.



Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Never met the host, only found notes on the beds to not sleep on top of the comforter.a few small issues- door to master doesn't close- maybe thwe door has swelled because you could never get it completely closed.Small amount of black dog hair in the living room**BIGGER issue - the dryer does not work well at all- took hours to dry one load that did not have towels of heavy items in it. needs replacing.Location was great for our needs. Only ate breakfast there as we were at my brothers most of the time. Would have liked to have hosted a dinner there, we are adults, not a frat house, and are responsible. But looks like we weren't allowed to do that.

Cozy Home

The home was very cozy and it was a plus to have use of the garage and that the backyard was fenced. We were a family of 7, 2 adults, and our 4 boys all under the age of 12, plus our little Frenchie. The neighborhood is safe & quiet. There is a small playground, pavilion, and basketball court right behind the house. You actually pass it on the way in. The home had everything you need and was clean. You can expect to see exactly what was in the pictures. It was easy to communicate with the host as well.

Ideal family or friends get together spot

As a girls weekend getaway, we felt totally safe in this family feel neighborhood. Seems to be in a good area of Fleming Island. We were perfect distance between Green Cove Springs and Thrasher Horne Center in Orange Park where we wanted to be. Supermarket & some restaurants in reasonable driving distance. Management was instantly responsive and wonderfully understanding when I had confusion over the lock. My confusion, not theirs, I'm older and do not have much experience with door codes. Interior is clean and spacious. Living & dining furniture very homey. Kithchen well equipped. Mattresses were adequate; no shower stall; tubs /showers with older plumbing fixtures was a little tough for some to turn on and adjust. We did not have pets, but says pet friendly. Does have fence, but careful since small pets could easily get through holes at bottom of fence. We would stay here again or recommend.

Quiet neighborhood stay

Our stay was fine. We had everything that we needed there. The property could use some updating, landscaping, and fresh decor in our opinion though. Make sure you are aware that dogs are allowed if you pan to stay there (fur).

Great location!

Visited our son and his family in the area. Perfect location & neighborhood. House was spacious & exactly what we needed. Only reason I'm not giving it a 5 star is because there were a lot of old stains on chairs and carpets. I did inform them so hopefully they will be taken care of.

We booked this VRBO because of the proximity to the surgery center where my husband was having a procedure done. This home also offered a recliner which was a must have and this was the only VRBO we found that had one.

Decent house

The house is nice and there is a pleasant welcome. Our dog sitter wasn't available so it was nice to get away with the dogs. It was a nice touch to have waste bags provided. But we discovered the fence had some broken pickets so we were always on guard when letting the dogs out to make sure they didn't squeeze through. There were some other issues, that we didn't bring up since we were only there a few days. The master bed is very soft, an adjustment for us being used to a firm mattress. The faucet switch for the tub/shower doesn't work well, so the shower pressure is low. There is no hose outside or cleaning supplies, which made coming back from the beach a bit of a mess. Finally the instructions say the day for trash and recycling, but there was no recycling bin. Minor details, but given the price per night, I'd have expected a bit more.

Great Family Experience!

Spacious home to accommodate families. We had 5 adults and one child in our group, and stayed here because it was close to relatives who live in Fleming Island. The house is located in a quiet neighborhood, close to stores/restaurants, and feels quite spacious. Kitchen is nicely updated and having a washer/dryer is always a bonus! The hosts were so nice and provided excellent communication. We would stay here again if we return to the area.

My husband and I and our 5 month old puppy stayed at this house while waiting to close on another house in the area. Very cute and comfortable. Owners were easy to contact and very responsive to all communications. Convenient to plenty of restaurants and shopping. Nice, quiet community.

Family Time

We have family in Orange Park, FL and found this gem nearby to rent. The house is absolutely adorable and comfortable. We traveled with 3 adults, two dogs and, this house was perfect for us. We were able to have my mom spend the night one evening and it was the first time she slept in a bed since her shoulder surgery that is a testament to the comfort of the beds. We highly recommend this property.The owners were easy to work with and quick to answer questions.
