Perfect for large groups, this contemporary home boasts stunning views, gorgeous gardens, and a wealth of amenities including 5 bedrooms, 3 bathrooms, and a fully equipped kitchen. Create unforgettable holiday memories in this private, secluded retreat.

The Space:
Relax in the large, sunny living room, taking in the view through the extensive windows. Glass sliding doors lead out onto the huge deck where you can chill out on a sun lounger and watch the constantly changing activity on the river. Budding chefs can cook up a storm in the well-equipped kitchen.

The house can sleep up to 12 people. There are five bedrooms and three bathrooms.
Bedroom 1
This is the master bedroom. It has a queen size bed, an ensuite, a walk-in-robe and water views. This room can also fit a cot, if required.
Bedroom 2
This is the largest upstairs room. It has a king size bed (that can be split into two singles), fitted wardrobe, it's own private balcony and water views. This room can also fit a cot, if required.
Bedroom 3
This room has 2 Single beds, a wardrobe and garden views
Bedroom 4
This room has a queen bed, a hanging robe and garden views
All these bedrooms are upstairs, on the same level as the kitchen-dining, living room and main bathroom. This is also the level where you access the outdoor deck and under cover patio areas with BBQ.
Bedroom 5
This room is downstairs and has 2 long single beds and 1 king bed (can be split into 2 singles).
There is an additional shower room and separate toilet on this level.

Also down stairs is the NEW cinema room with comfy lounges, a large 65 inch Smart Tv and heaps of your favourite DVDs, also a dry bar and mini fridge, enjoy.

Enjoy the luxury of a soak in the bath in the main bathroom or chill out in front of the large LCD TV in the living room. There is a dishwasher and espresso coffee machine in the kitchen.

Only 5 minutes drive to the centre of Hobart or leave the car behind (parking for three cars on site) and take the bus from the bottom of the driveway.
A port-a-cot and highchair are available, on request, for use during your stay.
A large reverse cycle air conditioner keeps the house cool in summer and warm in winter. There are panel heaters in each of the bedrooms and heated floors in both bathrooms.

Guest Access:
This is a self-contained house with its own access.

Our check-in time is 4pm and our check-out time 10am.
There is parking for 2-3 car available at the house.
Access
House On The Hill is on a steep block and has a full flight of steps to the front door. If you have mobility concerns please talk to us to check that this property will be suitable for your needs.

The Neighborhood:
Sandy Bay is one of Hobart's premier suburbs. It follows the River Derwent, from the outskirts of Hobart city, south, as far as Taroona (made famous by Princess Mary of Denmark). Sandy Bay is the home of the University of Tasmania and Wrest Point Casino and is only a few minutes drive from Hobart CBD. Properties in this area often have magnificent views of the River Derwent.

The suburb has its own shopping village where you will find a Coles and Woolworths as well as a selection of smaller shops, including a great butcher and bakery. All the major banks have branches in the village and there is also a post office. There are a selection of excellent cafes, bars and restaurants to choose from. These are all an easy drive from the house. Sandy Bay also has a lovely beach with an esplanade, park area with BBQs, children's play equipment and Wood Fired Pizza.

Getting Around:
To best experience everything that Hobart has to offer it recommened to hire a car.
Buses run regularly close by on Churchill Road , time tables can be accessed on line on the Metro Tas website.
Taxi: If you need a taxi the telephone number is 131 008.
Uber is available in Hobart.

Other Things to Note:
IMPORTANT: THIS HOUSE IS NOT A PARTY HOUSE
We have had to implement the following policy due to a number of recent guests disregarding our house rules and creating unacceptable levels of noise at the house, causing a disturbance to our neighbours.
House on the Hill is situated in a quiet residential area. Guests should not create noise that could disturb our neighbours at any time during their stay.
We have implemented a strict Quiet Time between 10pm and 8am where there is to be no noise on the decks or outdoor areas.
In addition, there should be no excessive noise on the decks and outside areas at any time during your stay and noise inside the house should be at a level so as not to be heard from neighbouring properties.
The house is for accommodation only and is not suitable for parties, gatherings or functions of any kind. There is to be no more than 2 visitors to the house without our prior written consent.
If you do not feel that you can abide by these rules DO NOT book this house. If you do book the house and disregard these rules our neighbours will let us know. You will be asked to vacate the property immediately and may lose your booking fee and deposit.
If you can abide by these rules than House On The Hill may be the perfect holiday home for you.

25 year celebration

Large open house, in a great location with amazing views. We enjoyed our 3 night stay at “house on the hill” relaxing in the main dining/lounge area. Unfortunately the weather did not permit us to utilise the great outdoor facilities.

Wonderful location

The location and view were fantastic. The family loved the big table, and open lounge area. It's very convenient to Hobart and the range of wildlife around the streets and the garden were amazing (pademelons? quolls? wallabies? Pretty sure we saw them all). Oh boy the hill and driveway are steep, and difficult for older guests to walk or drive in the evening or after rain. We loved the deck and the overall view. A lovely house and friendly hosts.
