    - Peaceful environment: To keep the home comfortable for all, parties, smoking, and vaping are not allowed. Monitors are in place to help us protect the space and respect neighborhood quiet hours. Parties strictly prohibited; violators face eviction, a $1000 fine, and additional fees. Indoor smoking fined $500 + ozone remediation cost; lost revenue may apply.
    - Parking: One assigned uncovered parking spot, street parking is typically abundant and convenient as well
    - Air conditioning: Central air isn’t common in Hawaiʻi, as the climate is generally mild and locals are accustomed to fresh air. For added comfort, the unit is equipped with portable A/C units in each bedroom. You can also close the shoji doors to direct air into the living area when desired. We find it comfortable without A/C most of the time and leave the windows open and the ceiling fans running
    - Location: The condo is located in a real, lived-in Hilo neighborhood with a mix of incomes and families. As in many parts of Hawaiʻi, you may encounter visible homelessness in Hilo. Guests who are comfortable in diverse, local communities tend to feel most at home here.
    - Coqui frogs: Coqui frogs are part of island life and will be heard at night. For light sleepers who aren't accustomed to them, we provide earplugs and sound machines in the bedrooms.
    - Critters: You’re in the tropics! It’s normal to occasionally see insects or geckos around the property despite regular cleaning and maintenance. This is not considered a cleanliness issue and does not qualify for refunds.
    - Neighbors: This is a real residential community. Neighbors are respectful, but occasional everyday sounds—including music—are part of normal neighborhood life.
    - Security: For peace of mind, exterior cameras monitor only outdoor areas—never inside.
    - Flexibility: Early check-in (2pm) or late checkout (12pm) may be available for $50 each—just ask!
    - Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages.
    - Late Same-Day Check-In: For same-day check-ins after 1 PM, expect unit preparation until 6 PM due to scheduling. You can inquire before booking to determine whether listing will be ready at 4 PM - there's a good chance it will be. Regardless, you can drop of your luggage at 4pm.
    - Late Check-Out: Standard at 10 AM; late check-out incurs fees and potential eviction. Guest remaining beyond check out will incur a late check out fee. If our cleaning team arrives and must wait, a cleaner wait fee of $50 applies for every 30 min or any portion the there of beginning at their arrival time.
    - Unauthorized Pet: $450 per pet + damages
    - Pool: The community pool is available for use from 9am to sunset. Acceptable use includes laps and quiet enjoyment given it's proximity to neighbors.
    - Quiet Hours: 7 PM-9 AM; failure to comply results in a one-night fine.
    - Liability & Insurance: Guests liable for damages; personal belongings insurance advised.
    - Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction.
