Nestled in a charming cobbled courtyard with breathtaking views of the Yorkshire Dales and Gouthwaite Reservoir, our exclusive retreat offers the perfect space for large groups. Enjoy the privacy and comfort of all three cottages, making it ideal for family reunions, special celebrations, or a peaceful escape with friends.


During your stay you will have plenty of privacy, however should you need any assistance we are close by and so you can reach out to us via chat now on our website or simply call us.

There are lovely villages in all directions that are close by. There are country pubs in Lofthouse, Middlesmoor, Wath and Pateley Bridge and a little further a field you have the fantastic spa town of Harrogate, Knaresborough, Grassington, Masham, Skipton, Leeds and York

The entrance to Reservoir View Holiday Cottages has clear signage elevated near the wrought Iron gates just before the village of Ramsgill. There is a cobbled driveway which has ample off street parking for many vehicles.

A vehicle will be required to get to the property. Public transport is available in the nearby town and taxi companies are available, but infrequent so having your own vehicle will be desirable for exploring the lovely countryside.

To protect our property and ensure a smooth stay for you, we’ve partnered with Know Your Guest by Truvi, a trusted vacation rental guest-screening provider backed by insurance.

As a condition of our insurance coverage, all guests must complete an identity verification process through Know Your Guest.
You’ll receive a secure link via email or message shortly after booking – please complete this within 24 hours to avoid cancellation.

You will also be required to choose one of the following:
* Pay a refundable £500 deposit (includes a small admin fee of 2% in the UK), or
* Purchase a non-refundable £95 damage waiver, which provides insurance-backed protection against accidental damage during your stay.
These steps are mandatory and in line with Airbnb's policy allowances for insurance compliance.

Hot Tub – Optional Extra
The hot tub is located at The Old Coach House and accommodates up to 6–7 people. As not all guests wish to use this facility, it is offered as an optional extra at a flat fee of £150 per stay.

If you'd like to include the hot tub during your visit, please indicate this when booking via message or by visiting the electronic guidebook emailed to you after booking. Payment and notification is required at least 7 days prior to arrival.
For safety, no glassware is permitted in or around the hot tub.

Pet policy:
Dogs only, up to £20 per dog. 3 dogs maximum per property. Dogs must be well-behaved.

Reservoir View are beautiful properties. We hired all 3 for a family 18th birthday get together and there was lots of space for everyone in our party. Gorgeous rooms with very comfortable beds and spotless bedding. We loved that there was plenty crockery and cutlery so we didn’t need to bring things between houses for there to be enough for everyone. Stunning setting with beautiful views and the owners were very good with communication especially when all the snow came the night before we were leaving. We will definitely be visiting again.

The Reservoir View properties are all luxurious, beautifully styled and very comfortable, with all essential items provided. The Welcome Box contained lots of treats. A fabulous place for a short break. Communication with Sally, the owner, was excellent. The view over the reservoir is lovely and the walk into Pateley Bridge is great (though walking shoes are needed as it can get muddy).

We rented out all three properties for a wedding nearby and had a lovely time. Everything was clean and well stocked. Sally was helpful and communicative. The area is beautiful. Would definitely recommend!!

We had the best stay at this property. All three properties are very well equipped and were perfect for our large group. The location is stunning and great for doing walks in the local area. Sally was very responsive to any queries I had ahead of the trip and whilst we were there. A hot tub had just been installed a few days before we arrived and was the perfect addition to the property. I am very much looking forward to coming back in the future!

A lovely property in a stunning location! Sally is a great host and very responsive and helpful. She was happy to answer any questions before the stay and popped over when we had a small issue. The property itself is beautifully decorated and the extra touches make it all the better. I would highly recommend this stay!
