All body products and cleaning agents provided are organic and scent-free.

You`ll have access to the home, off street parking, patio with chairs, private and green backyard, one parking space about 50 ft away. We are occasionally in the yard tending to the garden or relaxing and enjoying as well. it should be noted only permitted guests in the reservation are allowed on the property at any time

We live on the same property and are reachable via Airbnb app. We make the guest check in very easy so there is no required interaction. We are often gardening or coming and going and you might see us then for a chat.

We are centrally located walking distance (10 minutes walk or 3 minute drive) to the main Street corner of downtown Grass Valley. Walking down the hill for brunch at South Pine Cafe(8mins) is one of our many favorites. Many describe our place feeling like we live in the country, but walk a few feet down the hill and you are among an up and coming residential neighborhood and Downtown.

We are just 10 minutes away from downtown Nevada City, 20 minutes to the Yuba River, and 60 minutes away to Sugar Bowl ski resort, and 1 hr 15 min from Lake Tahoe!

We are close to the shops and cafes such as south pine cafe, fable coffee, del oro theatre etc.

`has character` and might include such things as the occasional bug or ant that wanders in from the garden, floors that are slightly uneven, and the refrigerator is in the same room so you might hear the fan occasionally, it is a garden home and the price reflects that.


All spaces are double cleaned with sanitary products of the highest order to maintain a clean and hygienic atmosphere.

We often do yardwork so there is potential for small noises during reasonable hours (10-8pm)...

if you bring a animal even if it`s a service animal you will be charged a extra $50 cleaning fee

-No children. Infants under 1 year ok. Our place is not suitable to host crawling and walking children.


TV: we have a smart TV with no cable. You can access your apps with this TV. Proceeding to booking means you have read and acknowledges this and that this will work for your stay.


- No smoking (outside is ok but please be mindful of the scent indoors)

-Please conserve energy by not running air conditioner while windows are open

-Please do not take kitchen items such as silverware, pots, cups out of the cottage for a picnic. You will need to bring your own picnic items.

-Long stays: our max is 28 day stay with no option to extend… proceeding to book means that you agree to this condition
