-- Accessing the property – No stairs from parking area to enter the home on the main level. A full flight of stairs from the main level to the upper level
-- Parking – 3 larger vehicles or 4 smaller vehicles will fit in parking area. Trailers are allowed. Please reach out to VRC prior to booking to make sure your particular trailer will fit in the driveway.
-- Though just off a main road, driving in winter in the mountains, one should always be prepared with 4WD or AWD and/or chains. Due to the mountainous nature of Grand Lake, there is quite a bit of snow in the winter and generally hilly driving conditions.

HOUSE RULES

NO PARTIES OR EVENTS - Zero tolerance policy for parties. $1,000 fee if the police visit our home due to a neighborhood complaint.

MINIMUM AGE - Every adult within the rental party must meet a minimum age requirement of 28 years, except when the guest(s) under the age of 28 are the offspring (son, daughter), nephew, niece, or are directly related by blood to one of the other adult members in the group. If your group includes any adults below the age of 28, please reach out to us for potential approval before booking. Age verification will be conducted through our ID verification process after your booking is confirmed.

NO SMOKING - Absolutely NO smoking or vaping of any substance in the property, in the garage (if applicable) or within 10 feet of a doorway. If smoke is detected or signs of smoking, there will be a $1000 FINE. No exceptions. If you smoke outside, please extinguish cigarette thoroughly and place the butt in a can or bottle. Do not flick onto the property (wildfires are a serious problem here).

NO PETS - No Emotional Support Animals are allowed, whether inside the home or on the premises. Please note that under the Americans with Disabilities Act (ADA), emotional support animals do not qualify as Service Animals. If you possess a legitimate service animal, please inform us about your service animal as soon as your booking is confirmed so that we can make reasonable accommodations. Per Airbnb policy, no animal (support or ESA) is allowed to be left alone at the home without prior approval.

OCCUPANCY - Please do not attempt to bring more guest into the home than are reserved. Our town has strict STR regulations. These regulations restrict the number of persons allowed in a short-term rental based on parking, square footage of the home, and sewer/septic size. Bringing additional non-booked guests into the home could result in a cancellation of your booking without refund.

NOISE - We respectfully ask that you respect quiet hours for the home or complex.

LATE CHECKOUT - Checkout is 10am. If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged for housekeeping’s time until they have vacated the home. This fee does not award the guest possession of the home after checkout.

FURNITURE - Don’t rearrange the furniture. Guests will be charged for any scratches on the floor due to the dragging around of furniture.

RESPECT OUR HOME - No shoes inside the house. This is our home, not a hotel, please be respectful of our property & our things. Excessive cleaning will result in an additional fee for the guest.

PARKING - Each property has an established maximum vehicle allotment. Vacation Rental Co has no control over other HOA management parking restrictions. Therefore, it is the responsibility of the guest to know their property's vehicle allotment and display the given parking permit (if applicable) as instructed at check-in.

DAMAGE - Report any breakages or damage when they occur. The sooner we know the quicker we can fix it.

POOLS & HOT TUBS - if advertised as part of a property, some are seasonal and sometimes closed. If advertised, please inquire to confirm whether these amenities will be open and available for use during your stay.

KEYS – There will be a fee to guests for lost keys or parking passes. Please leave those items as directed in your arrival instructions.

SIGNING RENTAL AGREEMENT – All guests are required to sign the separate standard VRC rental agreement for stays of less than 30 nights. This will be emailed to all guests as soon as they book. For stays of longer than 30 nights, VRC will email a different, long term rental agreement, since VRC doesn’t abide by Airbnb’s long term cancellation policy. Please inquire about our long term cancellation policy prior to booking.

2024 vacation on the river

Excellent location to the areas around the grand lake area. Had all the items listed in the description as advertised.Only problem was getting up the hill from the river. Only thing needed was a Kurig coffee maker.

Gorgeous stay in Grand Lake

This beautiful cabin on the Colorado River was the perfect family retreat. Plenty of things to do, including ping pong and darts. We spent most of our time there on the patio, watching hummingbirds or down at the river enjoying the hammock. The house is across the street from a great picnic area where we saw a mother and juvenile moose and white pelicans. The East Inlet trail is a short drive away and a great hike with spectacular views and a waterfall. We were not able to get travel passes, but arrived early enough to enter the trail without them. This was a perfect vacation for us, and we definitely recommend this cabin.

Beautiful Riverfront Cabin

We really enjoyed our stay at this riverfront home. Our family of 5 adults and 2 babies had plenty of room to spread out. The house was clean, well stocked and in a beautiful setting. We fished on the river, visited Grand Lake, cooked out, and had wonderful long weekend. Arrival and entering was completely smooth. We were very impressed with the amenities including a lovely game room. Highly recommended!

Cabin on the River

It was amazing. It felt like we were in the woods, but it was close to Grand Lake. We loved the river and the big porch. The hummingbirds were our entertainment.
