• Detailed arrival and access instructions will be provided prior to your stay



◆ House Rules

To ensure an enjoyable stay for all guests and neighbouring residents, we kindly ask that the following house rules are respected.

• No parties or events

• No Schoolies bookings

• No hens or bucks parties

• No weddings

• Quiet hours between 9:00pm and 9:00am

• Primary guest must be at least 24 years old

• Adult bookings may be subject to age and purpose-of-stay verification

• Cats are strictly not permitted

• Dogs may be considered with prior management approval

• A $300 pet fee applies per approved dog and is charged separately after approval

• Guests requesting to bring a dog must provide the breed, nature and a photo prior to approval

• Unapproved pets may incur additional charges

• No smoking/vaping at the property, including balconies or anywhere that would disturb neighbours

To help you settle in comfortably, complimentary starter amenities are provided upon arrival. These may include:

◆ Payment Schedule

For bookings outside of Airbnb:

• A 20% deposit is required at the time of booking to secure your dates

• The remaining balance is due 30 days prior to check-in

• For bookings made within 30 days of arrival, the full balance is due at the time of booking

• Bookings made through third-party platforms are subject to the payment terms and schedules of the relevant booking platform

• Ember by Khove is located within a beachfront residential apartment complex in Burleigh Heads.

• We kindly ask guests to respect neighbouring residents and shared areas throughout their stay.

• One secure basement car space is provided, along with lift access.

• Resort facilities are subject to building rules, availability and management policies.

• Minor aesthetic variations may occur due to routine maintenance, updates or unforeseen circumstances.



◆ Sauna

• Currently unavailable due to a manufacturing fault and is undergoing works.



◆Surrounding Noise/Construction

As the Gold Coast continues to grow and develop, building and maintenance works are common throughout many areas. During your stay, you may occasionally hear construction or maintenance noise from nearby properties or surrounding areas.



◆Street Parking/Parking Restrictions

Due to the Gold Coast Light Rail Stage 3 project, parking restrictions are being introduced across parts of Mermaid Beach, Miami, Nobby Beach and Burleigh Heads. On-street parking areas will have a 3-hour limit between 9:00 AM and 5:00 PM, Monday to Friday, unless otherwise signed. Please check all parking signage carefully during your stay to avoid fines.
