FLOOR-BY-FLOOR DESCRIPTION
First Level: The entry level features a bright, open-concept living and dining area designed to highlight stunning water views. The well-equipped kitchen is fully stocked for preparing gourmet meals by the sea. This level also includes a guest bedroom with a Queen bed and a full bathroom.
Second Level: This floor houses the Oceanfront Owner's Suite, featuring a King bed and a private bathroom. An additional guest bedroom on the bayside offers a King bed and a Single bed, also with its own private bathroom.
Third & Top Floors: The third floor provides a private retreat with its own bathroom, while the fourth floor features the final bedroom equipped with a Queen bed and a Twin mattress, complete with a private bathroom.
Outdoor Living & Extras: Enjoy direct beach access where the Atlantic Ocean serves as your backyard. The property features a refreshing outside shower, a charcoal grill for beachfront cookouts, and a library of books and board games for indoor entertainment.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 9 people.
-There is parking for 3 vehicles.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
