Our beautiful, custom home nestled on the waters of Eastsound! 🌊 Located conveniently between Moran State Park and the charming village of Eastsound, it’s the perfect base for exploring Orcas Island. The open floor plan features an amazing stone fireplace at the heart of the home, along with large windows that offer stunning views of the water and Madrona trees. Plus, there’s a trail leading down to the rocky beach, perfect for sunset strolls and exploration right outside your door! 🌅✨

Perch Tree House is located in a rural, waterfront neighborhood with beautiful custom homes. With five acres of forest, you'll find privacy and quiet.

Located on a dirt road and at the end of a long driveway, there is plenty of space for two to three cars. If you are staying through the winter months, we do ask that you have an AWD vehicle as the roads are privately maintained for snow and ice.


Surrounded by a stunning Madrona forest, our home offers the perfect blend of privacy and peace! 🌲 With four ensuite bedrooms, each room provides comfort and seclusion. The main level features a queen bed, a walk-in closet, and a full bathroom with a shower, plus a private entry with a small porch leading to a covered patio.

Upstairs, you'll find two bedrooms on opposite sides of the home: one with a queen bed and the other with two twin beds, each with a full bathroom and walk-in closets. We also have a fourth bonus bedroom upstairs with a twin bed and a small desk, sharing a full bathroom with one of the guest bedrooms.

For groups larger than seven guests: We have an attached studio apartment with a large walk-out deck overlooking the water. This private suite includes a king bed, a full bathroom, a queen futon, and a coffee bar. It’s separate from the main house but easily accessible. An additional guest fee applies for this beautiful space, which will be added automatically to your reservation. For smaller groups wanting to use the studio, it’s available for $80/night—just let me know, and I can send a special fee request! 😊

Enjoy cooking in our gourmet kitchen, complete with counter seating and a dining area that boasts views all around. It’s fully equipped with every appliance and gadget you need to whip up amazing meals with friends and family, plus a large pantry for your special foods.

The screened-in porch is a peaceful spot for an afternoon nap, and we have outdoor dining furniture for alfresco meals. If you’re feeling adventurous, bring your paddleboards down the trail or launch kayaks from nearby Crescent Beach. Just be sure to tie up your equipment on the bank, as the tide comes in!

Great home

Wonderful home for large family. Extremely clean and the beds were comfortable. The only downsides are the driveway to the house and the steep trail to the beach. The driveway is best for smaller vehicles. Our large SUV was not able to dodge the overgrown stinging nettles at one turn. The trail to the beach is not ideal for senior guests or little kids. It is a steep adventure. Overall we loved this house and would stay here again.

Great location and nice views

This rustic home offers stunning sunset views and is conveniently located near lovely areas of Orcas Island, including Cascade Lake, Buck's Bay, and numerous hiking trails. Note that the walk down to the water is quite treacherous, and the rocks are difficult to navigate once you reach the bottom. The property features a fabulous screened porch for indoor-outdoor relaxation, and we enjoyed watching the sunset from the benches at the edge of the cliff.

Magical First Visit to Orcas

Our family of 6 stayed here on our first trip to the island. The property is beautiful and serene. The home was clean and welcoming, and was close to everything (we spent time in town and drove to Mount Constitution, all just minutes away). The sunsets are amazing! We loved our stay here, and it'll be our first choice the next time we visit.

Just for fun vacation

We had a great stay at Perch Tree House. It was quiet and cozy with outstanding views. It is a bit hard to find the first time after dark but well worth the effort. As our stay went along there were several of us who made comments like “I wish my house was like this one”. Thanks for the opportunity to stay at your lovely house. .

Orcas Island for group

My four girlfriends and I had a great time staying at the treehouse. The house was clean, easily accommodated us all and the view was great! We enjoyed our time exploring the island as well as our time visiting at the house.

Delightful stay

Great property with a view of East sound and access through a beautiful staircase down to the shore (128 steps). Great for sunsets and well-equipped kitchen and many nooks & crannies in the house (big pantry, nice propane stove, great laundry room). Comfortable beds and spacious bathrooms. Great multi-section living area and screens-in porch. Host is most helpful and supportive.

Perfect place for a relaxing family gathering.

This is the best home we have rented on Orcas. It was so peaceful and quiet. Did not hear anyone else on the island while there. I think we all agreed the screened-in porch was our favorite place to relax. Teens and parents enjoyed separate bedrooms. Wonderful being so close to Moran Park,

Getaway for best friends

Wonderful property, with great layout that provides privacy for bedrooms, lots of room for gatherings and great screened in porch area. Excellent Orcas location

Our stay at Perch Tree House was great. The house was as advertised and the view and location excellent. There were a few glitches but they were handled promptly and well by the property manager and they certainly didn’t have a lasting impact on our stay. The signage to the house is basically on the ground and hard to see, so that could be improved. Would definitely consider staying here again.

Most magical place ever!

What a wonderful home! It is perfect for a family gathering! Everything you could want in one beautiful location. Starting with the spectacular views from almost every window in the house! The design of the home is perfect for a multi-generational family reunion. The kitchen was fully stocked for all the meals I planned on cooking for the family. The beds and linens were delightful. The outdoor barbeque was a perfect addition to our cooking plans. The walk down to the beach was so fun for the kids and adults! The host was always available for any questions we had. I fully recommend this house for any type of gathering you are planning. We are definitely returning to this perfect location on our next trip to Orcas Island.

Everything expected and more

We absolutely loved our stay at Perch Tree. The house was nestled in the trees and it was so quiet and peaceful. The house itself was warm and inviting and fully equipped. The location was so close to town but yet seemed miles away. And the views!! We hated to say goodbye. Would definitely stay there again!!

Great location and easy house

We have stayed many spots on the island. If you want to be close to eastsound and also near Moran park this was good. House is big and extra big with addition of studio. Layout a little weird but views and quiet worth it all.

Private waterfront home

Beautiful house with a steep path down to a private beach on the sound. We enjoyed exploring the beach during low tide and saw tons of colorful starfish, sea cucumbers, oysters and crabs. We even had a seal that popped its head up in the water to watch us every day. The house has everything you need (with the exception of a microwave and games, which were on the VRBO listing). We also rented the private studio to accommodate our group of 8 people and had plenty of room for everyone. Location is less than 10 minutes drive from Eastsound and Moran State Park. We had a wonderful time on Orcas.

Quintessential Orcas Retreat

Private, quiet and peaceful house with stunning views of East Sound. Conveniently located to everything but feels tucked away. Kitchen was very well equipped, beds super comfortable. The screened in porch was a bonus. Property manager was very responsive. 5 stars all around.

Beautiful Property

We thoroughly enjoyed our stay here. The location was perfect, and the setting couldn't have been more stunning. I think our favorite feature (besides the scenery) was the screened-in porch. Orcas Island is a very special place to our family, and Sherri was an ideal host. She was easy to reach and prompt with any communications. Would highly recommend this host and this property.

Spectacular property!

This is an amazing property. The home is spacious and very well appointed. It was the perfect spot for our two-family vacation. The house easily accommodated 8 (4 adults and 4 kids) with a bonus room that made a perfect office. The kitchen was a joy to cook in. The location is ideal - on the water, between Moran and town. We could not have been happier with the property and can't wait to come back to Perch Tree. Thank you for the special island memories!
