Rates, Procedures, and Description.

-The Large Estate comprises 3 Private Homes, a Private Pool, and a Private Beach.
-The Base Rate includes up to 10 guests. Each additional guest is $100/night.
-The estate accommodates a maximum of 16 guests.
-Bookings of 10 or more guests include the estate's 3 Homes.
-The pool and estate grounds are always included with your booking, regardless of the number of guests at your party.
- Your party is the only party booked at the estate, ensuring your privacy regardless of the number of guests.
-Booking of 7 nights or more includes a 5% discount.
-If your booking is for 1-4 guests, you will be booked in the Main Home only, and you will receive a 25% discount off the base rate total before fees and after your inquiry.
-For Smaller parties, you may also request to add the Cottage Home, Pool Home, or both (Estate), which can be included in your booking (regardless of the number of guests) for an extra fee of $130.00/night for each home.
-Children under 1 are Free. Please include this in your inquiry. (Don't count them as guests.)
-Our "Last Minute" bookings are considered 30 days or less before the arrival date; if you cancel at least 5 days before the booking date, you will receive a Full Refund regardless of the agreement cancellation terms.
-The minimum age for head of party booking is 30.

INSURANCE:

We REQUIRE you to purchase the inexpensive "Damage Protection Insurance"
(No-Blame policy) conveniently offered through CSA for $89.

It's always HIGHLY RECOMMENDED to protect your vacation as an investment
with "CANCELLATION" insurance, which is also offered through CSA.

Our Rental Agreement and Information will be attached to the booking.

ACCOMMODATIONS:

-The Larger Main Home with 2 Bedrooms can accommodate up to 4 Adults (2 couples) in 2 Master Bedroom Suites (King and Queen Beds) and 2 Adults/Children in a Queen Sofa bed in the Great room for 6 guests.
-The Smaller Cottage Home with 2 Bedrooms can accommodate up to 4 Adults in 2 Master Bedroom Suites (Queen Beds) and 2 Adults/Children in 2 Single Sofa beds in the Great room for 6 guests.
-The Pool House with 2 Bedroom (No Kitchen) Suites accommodates 4 Adults in 2 King Master Bedroom Suites. The Entire Estate holds a Maximum of 16 guests.
-All 6 Bedroom Suites Have Full Baths.

The Estate of Villa de Palmas has been family-owned since its inception. After 3 years of searching, the right beachfront property was purchased in 1989. Initially, the estate took 8 years to develop with a vision for grandness 'island style'.
Today after more than 30 years, Villa de Palmas continues that vision.

Villa de Palmas was designed by an architectural firm specializing in Mediterranean/Caribbean-style homes with the Affluent Client in mind.
This Eco-Friendly Net-Zero Carbon Footprint Solar Powered Estate occupies nearly 3 acres on a very secluded pink sand beach situated on one of the highest points in the area with the main home commanding a 360-degree view of the lush tropical foliage and the azure seascape.

Just a few welcoming steps up from the entrance will afford an enlightening rejuvenation of what island life should be, totally carefree.

Entering the Grand Estate of Villa de Palmas is an enlightening experience as the Main Home is distinctively perched high on a hill that can be seen at a distance. Tasteful entry monuments establish your arrival from the private road followed by low decorative walls as you enter the property's interior circular driveway. Along the way, you're sure to notice our Earth-Friendly Solar Farm conspicuously nestled in a small valley of sorts alongside one of the estate's underground water sources. Compliments to our Sun which provides all the electrical needs for the entire estate. In the center of the driveway is a Pineapple Fountain and pond adding to the tropical elegance.

The estate comprises three very private homes that uniquely adorn the landscape. The Main Home is the Pinnacle the largest and most grand home while the smaller cottage and pool homes add to the estate's distinction. The homes have fully appointed rooms affording magnificent panoramic views and are brilliantly designed to capture the gentle trade winds that bless the island. All are generous and comfortable. The main and cottage homes include great rooms, fully equipped modern kitchens, dining, entertainment areas, and Loggias. Starlink internet wireless networks with streaming Amazon Fire TV. Outdoors is a functional pergola with a stone dining table, bar, and barbecue combination patios for grilling. The oceanfront has outdoor dining tables including the 8/12 place main dining for gathering the entire party and overlooks the pool and ocean from high above. There are 4 separate lounge areas with Luxury High-end chaise lounges. Large covered wrap-around Loggias with stylish furniture including 4 individual couples wine/chair combination seating perfect for that morning cafe or Happy Hour later.

Each fully air-conditioned home has 2 master-bedroom suites. The Main home has a large King suite and a stunning ocean view with a balcony named "Azure" at one end accompanying a Library breezeway perfect for reading or just a quiet space to relax. The other end is "Palms", a Queen suite connected to the loggia adding to another ocean view.

The Cottage has a Queen bedroom suite named "Sunrise" connected to the loggia captures an ocean view through the indigenous palms and is a bit closer to the ocean. The other Queen bedroom suite "Sunset" has a balcony overlooking the fountain and the sunsets.

And yet another home nearest the ocean and beach is our newest addition, the 2 story Pool house with a fabulous naturally warming chemical-free Venetian Pool. The unique design includes a pool-level furnished Loggia. On the large pool deck, are 10 cast aluminum cushioned lounges, and only steps from the refreshing pool.

*Citizens Watch company chose us in February and shot their newest commercial on location.

Around the corner at pool level is a King Bedroom Suite named "Pink Sands". Up the steps on the ocean side is our prized spacious King "Honeymoon bedroom Suite" named "Pink Pearl", affording a generous Loggia overlooking the Venetian pool with spectacular views. The suite offers lots of space for a bride to prepare on her special day. Later, the acrylic tub sits upon a "picture" window overlooking the pink sand beach and sea...a glass of champagne while soaking and gazing is in order here. All 3 homes are conveniently connected by lighted walkways.

The Estate's crown jewel includes a 1-minute walk to our secluded powdery and pearlescent pink-sand beach is just a moment's walk to the sand pathway lined with sea lilies. With its crescent-shaped beach stretching 3 miles of abundant natural dunes with sea oat grass, sea grapes, and coconut palms, you will be immersed in its tranquility. Stroll along the shore at the water's edge and soon discover the hidden coves welcoming you to dip in the warm crystal clear turquoise water. On your way back, pause on the beach’s entrance under either Tiki or our favorite the Elevated Beach Cabana complete with bedding/lounges for a bit more privacy.

Nearby is our larger "West Indies style" cedar shake roof-Tiki with Eight whimsical and colorful designer chairs inviting you to take a siesta after your beach walk - the perfect venue for gazing at the sea while you listen to the songs of the wind through the nearby casuarina and palms. Tune in or tune out this is a perfect setting for mindless relaxation. Careful, you may be there all day, it truly is paradise.

Take in an afternoon tea, enjoy a spectacular view of the sea, feel the ocean breezes, and smell the villa’s flora, fauna, and unspoiled vegetation.

Beach was beautiful but house is in disrepair and not very clean. We had wolf spiders, scorpions , ants, and of course flys and mosquitoes. No bug spray Very poor amenities. No beach towels or umbrella. They promote the snorkeling but don’t provide any equipment. Only 6 beach chairs for a party of 10 and the chairs we had were falling apart. Bath Towels were old, stained and many torn. Bedsheets were very old and stained. And minimal house amenities, no soap, shampoo or paper towels. House had workers everyday during our stay. We also hired their property manager as a chef. She missed 3 meals. Overall a very disappointing experience

Villa De Palmas - a disappointment

The location - excellent beach and beautiful, magnificent sea at double bay was as advertised. The Estate and grounds - not so much. I preface the following remarks/observations as I have rented 17 coastal vacations over the past 20 years. I feel I have a good understanding of value, facilities and amenities. I have no issue with the age of a facility as long as it is well maintained. Sadly, the Villa De Palmas is not well maintained and I feel I did not receive the value (rental cost) as advertised. Examples are:1. Upon arrival the "welcoming pineapple fountain" does not work and presents a bad first impression.2. From the welcome letter, " the estate has all the amenities you need as well and some extras" is not accurate. The kitchen utensils, cups, plates, pans, etc. are usable but very "used". The electric can opener does not work; THE HOUSE PHONE IS NOT CONNECTED!; there is no tv/internet/wifi operable in the Pink Sands and Pink Pearl bedrooms at the pool house; the four water features at the pool are not connected (the owner said the kids damage them); the two outdoor ceiling fans at the pool are not operable and look horrible; there is a leak in the closet of the main house Palms Bedroom (found as we were leaving as it leaked on the clothes hung up in the closet). We lost water 29 June and 4 July as the water system is not maintained. 3. Safety issues: no rails at the back main house deck ( 4'5' drop to the patio); LS lights (8-10) out; "yellow rope" access to beach

Gorgeous Estate on Double Bay Beach

Villa de Palmas is an absolutely gorgeous estate with immaculate grounds and mere steps to the most amazing beach. We never saw another person on the beach during our entire visit. The main house has some wear and tear, but that pales in comparison to the spaciousness, unobstructed ocean views, super nice pool, and beach access. Our favorite spots were the gazebo with lots of colorful chairs overlooking the ocean and the back porch of the main house. And the pool of course! Having three separate buildings worked perfect for our large family of adults to have their own space and there was plenty of room for us all to gather together in the main house for meals and board games. Lightweight beach chairs are provided. The owners were very responsive to all of my emailed questions. ConciergeMaria would text us back immediately during our stay. The kitchen could use some more modern conveniences (e.g, a larger microwave, sharper knives, griddle, larger pots and serving bowls/platters, etc) for preparing large family meals, but we were able to make it all work with what was there. Dishwasher and gas top stove were great. Very nice having a laundry room.Bring your own detergent, shampoos and soap or you can also find whatever you need in any of the local stores. The beds were very comfortable. However, the pullout sofas, while maybe fine for kids, are not good for adults. We did not have any issues with water temp or pressure. 100% recommend!! *I added lots of pictures for reference

Beautiful Double Bay Beach

Double Bay Beach is one of the prettiest beaches I’ve ever been at. 3 miles of beauty and seclusion. The property grounds are also beautiful. The cottage and main house are a bit tired. The pool house is lovely. Our stay was impacted by a lack of water in the cottage and main house for many hours of each day for about a week and a half but, even then, the water was shut off in the evenings. Also no workable grills for cooking but that was minor compared to the water issues we suffered with. Property manager Maria was very responsive and did the best she could.

Property For Sale

The property is FOR SALE which explains why it is in desperate need of repair and renovation. There are too many small inconveniences to mention here, but to name a few…. There was broken glass on the pool deck and also on the stairs up to the pool house on which one of the children cut their foot. Maria had sprained her ankle so she could not show us around. When looking for beach toys, we found 2 large rats and we saw rat traps, so we know it’s a problem. Ants were in the bathroom and kitchen of the main house. The cushions in the main room have holes and the stuffing is coming out. The main sink in the kitchen provided only a trickle of water and several cabinets are nailed shut. Both showers in the pool house were adjusted so that they only provided luke warm water. There was no soap and no beach towels.

Wonderful!!

House was very impressive, comfortable and had a fantastic view. The grounds are so well maintained and having such a short walk to the beach made the trip. A beautiful beach to walk along. Maria, the property manager was so responsive and accommodating. What a gem. The owners were also so gracious answering all our questions. Got back to us right away with answers. All in all a great place, especially for groups. Having the 3 separate “houses” made it so easy for 5 of us friends. We all had our own space.

Beautiful property in desperate need of repair

The grounds and beach of this property are stunning. Unfortunately the houses are in desperate need of repair. Sinks and some AC units don’t work. Curtains and couches have tears and stains. One of the houses on the property (cottage) is in a very bad state. Ants are very bad problem in the house as well.

Spectacular location perfect for extended family!

Words can not describe how fantastic Villa de Palma was for our family! The setting makes you feel like the only people on earth. We had the ocean as our backdrop: sunbathing poolside, snorkeling at the coral reef and having the most beautiful pink tinted sand to walk on morning and night. Bonus for us was the full moon the night before we had to return home. If there were any negatives- they weren’t due to any fault of the owners. Being on the ocean means tides wash up quite a bit of plastic debris. It is disheartening how much is located over the entire island. Total disclosure- each building has 2 full bedrooms. The main house has a queen size fold out sofa, the cottage has 2 single fold outs both in the common rooms. We had originally reserved just the main house & pool house but had 5 adult family units. A quick message to the owner got us access to the cottage with minimal effort and reasonable cost. Our concierge Maria was also quick to respond to all of our questions and minor concerns. We all have memories for a lifetime!

Family trip to Eleuthera

This property has a lot of great things - but could be better depending on the group. I have spent a lot of time on Eleuthera, so I appreciate the challenges and also what's possible. Good - the views, beach and spaciousness of the property were fantastic. The internet was extremely intermittent (connection not speed) this made any type of work impossible, but more importantly - you cant have any infants/toddlers anywhere other than in the main house (so only 2 of the 6 bedrooms). Basic appliances should also be updated and repaired (showers etc). Overall - I would say that this is a great house for adults that are familiar with the islands, but not for people with small kids that need a lot of supervision (patios with no railings etc) or for people that need to stay connected. Maria (the do it all property manager) was very responsive and effective troubleshooting when we had the expected issues with water etc.

Eleuthera Wedding

Our party of 14 had a glorious time at the estate. We had very comfortable beds and a full bath for each of the six bedrooms. The kitchen had adequate pots and pans to prepare 4 dinners & breakfast for each morning. The setting and views from each location on the estate were picture-perfect. The beach wedding just before sunset was everything our bride had hoped for. The whole party-most first timers to Eleuthera-are planning to return in the near future. Thank you to our hosts for allowing our families the opportunity to share with the bride and groom’s beach wedding.

Beautiful location. Secluded for sure.

We had a great time at this property. Certainly enough space for 10 people. The house is somewhat dated but beautiful. Maria responded quickly to any needs or concerns we had which were few. Have recommended this to others and will continue to do so.

Beautiful!

We had a wonderful stay in Eleuthera! The house has some quirks, but the property is exquisite! We loved the beach access, pool, and other outdoor spaces the most! Maria was also very responsive and kind.

Beautiful oasis with a few major inconveniences

Most of us arrived a day late due to weather inconveniences. The whole area is actually beautiful and so private. The views are awesome. It was a great place for a family of 14 to spread out and have their own space. So, problems, no working microwave in main house. Fridge went out on Saturday in main house and wasnt looked at till Monday and not repaired till Tuesday. I realize things on a remote island can’t be fixed quickly, but response was delayed by days. Ants are a problem getting in dry food once opened. We had refrigerated but then fridge went out. We had to tote our food back and forth to fridge in cottage (there again, I was thankful for a backup fridge). AC didn’t work first night we were there in upstairs pool area and sleeping arrangements had to be changed. Check out instructions weren’t given till about an hour before we were to be out and we were ask to strip all linens & take to main house . Also, I found a load of dirty dishes in the cottage. I ask Bruce about a small monetary adjustment and he totally ignored me and cut me off where I could no longer communicate with him today. Bruce was quick to respond Monday after Maria had not responded Saturday. She broke her phone Sunday. I didn’t appreciate Bruce ignoring the inconveniences that we had to deal with and totally ignoring my request for a small credit.

Paradise!

Villa De Palmas is beautifully located! The property is amazing! Our family of 13, ages 7 to 66, spent 4 nights here and it wasn’t long enough! We had a great time and would love to come back someday. Thank you Bruce and Dianna for sharing your spectacular estate with us and for being so accommodating! Thank you also to Maria for being so helpful in answering our questions and arranging kayak rentals for us!

Fantastic Place

We had a great stay and what a wonderful island! We were close enough to stores and restaurants but had peace and quiet as if we were in the middle of nowhere. Maria is wonderful and helped us with a food, booking massages and handful of other things. Just a fantastic overall stay. One recommendation is to stop at the store and get some picaridin insect repellent right away. Nothing we brought down with us worked on the noseeums there.

Beautiful!

The estate is just beautiful and laid out wonderfully. Really nice for our group of 7. Kitchen cabinets in the main house could use a little TLC but that is normal for ocean front property. Great location to explore the entire island.

Eleuthera Getaway

The beach at Villa de Palmas is simply spectacular, straight from a post card. Turquoise, azure, crystal aquamarine water though we're not sure any color can accurately describe the surf crashing onto the incredibly private powdery, pale pink sandy beach that stretched for miles. The steady winds often kept us from the water but Eleuthera had a myriad of secluded beaches nearby with glassy, bell-clear water that enchanted our family for hours. We enjoyed gathering in the main house, which exuded Bahamian charm, for meals and evening fun. All three homes were well-appointed with plenty of space and privacy for our group of nine adults and five kids. We did have some issues related to the off-grid nature of the property which the owner is working diligently to resolve.
