"This property is excellent for a target market of people travelling for work who just need a functional place to sleep and aren't fussy about the conveniences and luxuies usual in holiday let properties. We were happy with our stay because we had full days planned and were only in the property from 10pm to 8am each day, but I wouldn't recommend a holiday here if relaxing at the property would be part of the plan. The staircase is too steep for anyone older than 65ish or younger than 7ish....

"Bad stay - the host did not send me check in details on the day of check in so I had to chase her up and she didn't even apologise for the hassle. One of the mattresses is so uncomfortable, you can Feel the springs. If you travel as 2 the host locks the bedroom doors for 1 room, is there any need? Overall, the place is okay but the hassle is not worth it "

"Well furnished and well equipped place which was clean and stylish. We only stayed a couple of nights but enjoyed the peace and break away. We had a lovely meal at The Stag and Hounds- would highly recommend. John was always there if we needed him and was very informative."

"We stayed at this house for the second time, using it as a base for fishing at the nearby by reservoirs of Rutland, Grafham, and Pitsford. It's a great property, very well equipped and comfortable. Communications with the owners were easy and helpful."

"Very good accommodation for us as a group of friends on our annual get together. Room to sit and chat in the the kitchen and living room, and lovely outdoor area. Beds very comfy. Long mirrors in every bedroom room would be good."

"Stayed for a few days after Christmas. Ages from 7 to 68, and all felt comfortable. Well equipped kitchen. Able to cook large roast dinner. Smaller oven a little difficult to access but can be done. Hot tub loved by all. Microwave, games machine, large Tv all available. Large enclosed garden. Owner reply’s to enquiries almost immediately. Excellent service. Thank you very much."

"We had a wonderful stay at the Rectory Farm for the Christmas Holidays. We stayed in the two bedroom loft which was perfect for our family. We saw some fantastic wildlife including a badger, ducks, birds and loved the rolling green English countryside."

Our only concern was that it does not state in the property details that the stairs are narrow and steep and that the bedrooms open directly onto the stairs, this does pose a problem for older people and those with mobility problems. "We stayed for just under 3 weeks and had a lovely stay. A really charming and cute little cottage, hidden away behind the main street in Kimbolton. Though the kitchen is very compact, the air fryer and induction stove meant we could make some meals, and everything else about the cottage is cozy and welcoming. The hosts are great, and Rebecca was always very swift to respond to any questions or requests. Highly recommended."
