Surrounded by beautiful countryside in southwestern Tuscany, Villa Roses is a stunning modern house built in the traditional Tuscan style. The villa sleeps up to 18 and features a private pool set in extensive gardens. There are 6 separate apartments and 2 bedrooms within the property, so guests can enjoy a degree of privacy and independence. It is the ideal holiday choice for friends or family who want to explore Tuscany’s varied history and national parks or relax either by the pool or on the beach.
This authentic Tuscan property consists of the main farmhouse and an annex, just a few metres away. The ground floor of the main farmhouse has a series of spacious rooms interconnected by traditional bricked archways. There are several seating areas, including one more formal room which also has a desk for guests who need to keep working whilst on holiday. There is a spacious dining room for guests who do not want to eat outside and a large kitchen. The kitchen is well-equipped with a cooker hob, oven, dishwasher, fridge/freezer and a Nespresso coffee maker for an espresso or cappuccino.
There is a large veranda which leads off the kitchen and living rooms. Here guests can dine together al fresco or relax with a drink on a comfortable sofa. The private pools are down a flight of stairs on green lawns or can be reached through the gently sloping garden. There are deck chairs around the pool and sun loungers with parasols set out on the grass. There are three other shaded areas in the garden where guests can relax on sun loungers and another shaded seating area next to two large BBQ’s.
On the first floor of the main house, there are 3 two-room apartments. Each has a private sitting room and kitchenette, allowing guests some privacy if desired.
The annex is a few steps from the main house. Here guests will find 3 two-roomed apartments with independent entrances. Each of these apartments has a sitting room, with a kitchenette and a private, shaded terrace where guests can sit out and enjoy the peaceful surroundings.

In the main house
Bedroom 1: On the ground floor, this room has a double bed, wardrobe and an en suite bathroom
Bedroom 2: On the first floor, this lovely bedroom has a double bed, wardrobe and an en suite bathroom.
Bedrooms 3, 4 & 5: These bedrooms are part of the two-room apartments. Each has a double bed and an en suite bathroom.
Extra: The sofa in the sitting room converts into a comfortable double be.
In the annex:
Bedrooms 6, 7 & 8: Each of these bedrooms is on the ground floor of the independent apartments in the annex. Each has a double bed, wardrobe and a bathroom.

The 7 en suite bathrooms are all equipped with a shower, basin, bidet and WC.
The 8th independent bathroom also has a shower, basin, bidet and WC.
There are 2 separate WC\'s on the ground floor of the main house.

Location
The villa is wonderfully placed for visitors to explore this unspoiled corner of Tuscany, known as the Tuscan Maremma. It is well served by the Siena-Grossetto motorway (4km away) so it is easy to get around. The small town of Paganico is less than 5 minutes away. It is steeped in history and visitors can see the remains of the medieval defensive walls and town gates. Here there is a supermarket and some good restaurants.
Grossetto is only 25 minutes from the house. This lesser-known Tuscan city is a hidden gem. Visitors can wander through the medieval streets and soak up the atmosphere in the Renaissance squares. The city’s weekly market takes place every Thursday morning (8am to 1pm). This is the best place to find fresh local ingredients to cook at home.
For pure relaxation, head to the Petrioli baths (20 minutes). These natural springs have been popular since Roman times. You can book mud treatments, massages and other services to banish any stress.
Guests may want to head to the beach at Marina di Grosetto (35 minutes) or Castiglione della Pescaia (43 minutes). Here you can enjoy a range of activities as well as excellent restaurants and cafés.
The closest airports are Florence Amerigo Vespucci (1 hour 36 minutes) and Pisa International Airport (1 hour 45 minutes) Please note that the pool is open from the 1st of May 2025 to the 30th of October 2025
