The Space:
BED CONFIGURATION:
Bedroom 1 is a large Super King, and Bedroom 2 is an additional Super-King. Both rooms can be reconfigured as you like, with a super-king or two comfortable singles.

LIVING AREAS:
The house benefits from a large living space equipped with a sofa bed, a 40-inch SMART TV with Netflix, and plenty of space to sit down and relax.

DINING AREAS:
The dining table seats up to 6 people and is ideal for a sit-down meal in the evening.

KITCHEN/COOKING FACILITIES:
The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Chester. There is an electric hob, oven, fridge/freezer, microwave & washing machine

BATHROOMS/TOILETS:
There is one bathroom on the property which is equipped with a shower cubicle, toilet, and sink located upstairs.

PARKING:
When staying with us, we suggest using the pay and display at the end of the road for a small fee. You can park along Sandy lane and also near the mount pub. There is also a car park less than 50 meters from the property which is 20p for 2 hours or £3 per day. Parking on Sundays is free. All the details of parking can be found in your check-in instructions.

First opening in 1539, the Roodee racecourse is a fabulous location to watch Horse racing or Polo, mingle with some famous faces, and sip on some of the finest champagne at the ‘jewel of Chester’s crown.’ Races run annually from Spring-Autumn.

Getting Around:
When getting from the property to Chester, as with any city, it’s always best to go in by foot as finding parking can always be a struggle.

Luckily for you, the property is in the ideal location and parking can be found as per the check-in instructions.

Just park up, leave your car there, and stroll into the beautiful city that is Chester. Chester also has a great taxi service if you're looking to go further afield.

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Additional housekeeping is required for an extra fee.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour

*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250–£500 (depending on property size), OR
A non-refundable damage waiver of £50–£150 (depending on length of stay)

Lovely base for exploring Chester

All was exactly as promised; great decor and super-convenient location. House kept cool, despite the hot weather. No issues parking in the paid spot (used app to book in advance so didn’t need to get up early!!!) Discovered a great little canal side walking route into town and the nearby Waitrose was open late for groceries.

Everything is clean/tidy. Everything worked.only problem was with the sofa one part of the sofa the springs were sticking up, not through uncomfortable to sit on that section.everything else was spot on.
