HEATING AND COOLING:

Snowline has a wood fireplace in the main living and dining space, and underfloor heating throughout all bathrooms. Bedroom 1 has a split system, and Bedrooms 3 and 5 have ducted heating and cooling. Ceiling fans are fitted in all bedrooms except the bunk rooms.

Set across two acres of manicured gardens at 1,070 metres above sea level, the retreat offers sweeping northerly views across the Orange wine region and the rolling hills beyond. Spend the morning in the lap pool or on the tennis court, ease into the spa as the afternoon cools, then gather around the firepit as the evening sets in. The kitchen and butler's pantry are well set up for large groups, and the main dining area — seating 20 — means everyone can sit down together. When the group isn't outside, the pool table, arcade machine and three living areas give plenty of reasons to stay in.



THE LOCATION:

Snowline is on Pinnacle Road in Canobolas, one of the Orange wine region's most celebrated addresses. Colmar Estate is a near neighbour at 790 Pinnacle Road, and Brangayne of Orange — one of the region's longest-established vineyards — is a four-minute drive at the northern end of Pinnacle Road. Borrodell Estate's SkyBar cellar door and Sisters Rock Restaurant are four minutes away on Lake Canobolas Road. Orange's CBD — with its restaurants, bars and boutique shops — is eleven minutes by car. Lake Canobolas and the Pinnacle Lookout are both within a few minutes' drive for walks and views.



Guest Access:

Guests will have access to the entire home for the duration of their stay, with the exception of a locked room upstairs.



The Neighborhood:

Orange is a beautiful city distinguished by its gorgeous tree-lined streets, charming heritage houses and fresh local produce. Home to just over 40,000 people, this significant regional centre hosts an exciting calendar of events including festivals of food and wine, cycling, running, hot-air ballooning and poetry. Over 80 vineyards surround Orange producing distinguished cool-climate wines.

Other Things to Note:

- LOCKED ROOM: Please note there is one locked room upstairs that is not accessible to guests.



- FLOOR MATTRESSES: Bedrooms 2 and 4 include floor foam mattresses in addition to the bunk beds. Linen is not provided for the floor mattresses — guests wishing to use these must bring their own. One of the lounges can also be arranged as a sofa bed, suitable for one adult or two children.



- STAIRS: There are 5 stairs at the entry of the home and approximately 15–20 internal stairs between the two storeys.



- MAINTENANCE: Please note that maintenance work may occasionally be conducted at the property during a stay.



- CAMERAS: Please be advised that the property features security cameras at the front entrance and rear of the property. These have been fitted around the property exterior.



- SPA: The spa takes 4–6 hours to reach temperature. Guests are asked to switch it on upon arrival if they plan to use it, and to switch it off when not in use.



- TENNIS COURT: Lights for the tennis court must be switched off by 10pm each night.



- FIREPLACE AND FIRE PIT: This property has a fireplace and a fire pit that you are more than welcome to use if you wish. Instructions are in the home and also in your check-in details closer to your arrival. Firewood is not provided, however, there are several local providers or you can message us ahead of time and we can help you organise to have some available when you arrive.



Interaction with Guests:

I plan to give my guests space but am available when needed.
