Kick back at this stylish new beach house just 600m from the Bay and Beach, 1.7km to Busselton Jetty and a breezy 10-minute walk to town. Cafes, pubs, shops, markets and cinema are all close by. Sleeps 6 across three comfy queen bedrooms, with a soaking tub, ducted air-con, fast Wi-Fi and laundry. Chill in the private backyard with BBQ and enjoy easy beachy living. One small hypoallergenic dog welcome by arrangement (fee). No parties.

Terms and Conditions for Short-Term Rental Holiday Accommodation
By entering the property, the guest acknowledges and agrees to comply with these Terms and Conditions.
To ensure a high standard of service for all guests, certain expectations must be met. While we trust that our guests will respect the property, it is necessary to outline the following conditions to address occasional misuse.
1. Guest Identification and Registration
A valid government-issued ID (e.g., driver’s license) must be provided within 24 hours of booking. For compliance with Busselton City Council’s holiday home registration requirements, a list of all guests staying at the property, along with the ages of any children, must be submitted promptly.
2. Booking Details
The reservation must be made in the name of one of the guests. The total number of guests must not exceed the number indicated in the Reservation Request Acceptance or otherwise agreed upon in writing or via email. Additional fees will be charged for guests not declared in advance.
3. Additional Charges
Any additional costs incurred during the stay, including but not limited to damage, breakages, excessive cleaning, or the presence of undeclared guests, will be charged within 7 days of check-out. A charge of up to $200 will apply if keys are not returned, which may include the cost of replacing the house locks. If your vehicle leaks oil, please place a protective cover underneath to avoid additional cleaning charges. For clarity, we recommend taking photographs of any pre-existing damage and submitting them within 10 minutes of arrival. Tenants are responsible for any damage, breakages, theft, or loss during their stay.
4. Waste Management
Guests are required to place the domestic and recycling bins on the verge by Tuesday night for the Wednesday collection. Failure to do so will incur a $20 fee per bin, as special arrangements will need to be made after check-out.
5. Wi-Fi Use
Complimentary Wi-Fi is provided for your convenience. Guests are reminded that the use of Wi-Fi for illegal activities is strictly prohibited.
6. Changes to Bookings
The owner will make every reasonable effort to ensure the property is available as booked. However, in the event of unforeseen circumstances, the owners reserve the right to alter bookings. A fee of $200 will apply to changes made within two weeks of the original arrival date. This fee may be refunded if the original dates are rebooked. The new dates must be within 30 days of the original entry date.
7. Holiday Home Use
As per council regulations, the property is to be used for accommodation purposes only. The hosting of parties, functions, or gatherings is strictly prohibited. The accommodation fee is based on domestic use and does not cover additional wear and tear associated with events. Violating this condition may result in the loss of the security bond and/or additional charges. Noise complaints are a breach of our Terms and Conditions and may result in immediate eviction without a refund.
8. Barbecue Use
The barbecue should be cleaned and heated adequately to kill bacteria before use. We ask that it is left in the same clean condition as found. A cleaning fee of $80 will apply if the barbecue is left dirty. Please notify us if the gas bottle is empty when you check out.
9. Air Conditioning
Please ensure that all doors and windows are closed when the air conditioning is in use. The air conditioning should be turned off when you leave the property.
10. Food Consumption
To maintain cleanliness, food should only be consumed in the kitchen and dining areas. An additional cleaning fee will be charged if food particles are found in areas outside of these designated spaces.
11. Noise and Disturbance
Disturbances, including excessive noise, are not tolerated and may result in the termination of your rental agreement, along with the forfeiture of the security bond.
12. Pet Policy
Dogs are allowed only with prior written approval and upon payment of the accommodation fee. Dogs are not permitted on bedding or furniture. We ask that pets be treated for fleas and washed before arrival. Unapproved pets, including cats, guinea pigs, rabbits, birds, etc., are not permitted. Dogs must not be left unsupervised at the property, as required by Busselton City law.
13. Smoking
Smoking and vaping is strictly prohibited at the property.
14. Loss and Liability
The owners accept no responsibility for loss or damage to the tenant`s personal property. Items left behind may be returned at the tenant’s expense upon request.
15. Pests
While the property is regularly treated for pests occasional visits from insects, mammals, and other wildlife are possible. Insect repellent for outdoor use and fly killer for indoor use is provided for your convenience.
16. Parking
Parking is limited to two vehicles. Please do not park on the lawn, block the driveway or on neighbouring properties. The lawn may be mowed during your stay, especially in summer months.
17. Departure
The property should be left in a similar condition to its arrival state.
o All bins must be emptied into the appropriate green or recycling bin (please refrain from disposing of soiled nappies, fish or bait in the bins).
o Used towels should be placed in a pile on the bathroom floor. Bed linens should remain on the beds, as they will be stripped by the cleaning staff.
o The property must be left clean and hygienic, including dishes washed.
o The check-out time is by 10:00 am to allow preparation for the next guest.
o Please ensure all doors and windows are locked, the barbecue gas bottle is turned off, and the air conditioning is switched off before departure.
A pre-authorisation hold is taken on the payment card and released after the cleaning inspection has taken place, all being good.
18. Variation of Terms
Any variation to these Terms and Conditions must be agreed upon in writing by the owner prior to the booking.
