We had issues with guests using our house for parties before and Airbnb has helped us to install a noise monitor (For more info please search MINUT online) in our outdoor area. It is camera free and simply monitors sound level in the area. It does not listen in on conversations or capture any data. This device is fully integrated with AIRBNB and when excessive noise (over 80 dBs) is detected during our quiet hour (10 pm - 8am second day), an alarm will be sent off to you through Airbnb to remind you to keep the noise down and move your activities inside our home. If the noise persists, I will try to contact you first and resolve any issues with you. If I cannot reach you or the noise persists after our call, the local safety patrol or police wil be informed and further actions will be taken.

Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance! —----------------------------------------- LATE CHECK-OUT REQUESTS —----------------------------------------- We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping. —-------------------------- STARTER SUPPLIES —-------------------------- We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.
RULE 1: Please respect check in and out times. ❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply. ❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)
RULE 2: No parties or events allowed ❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.
RULE 3: No smoking allowed. ❑ Smoking inside the property is prohibited and will result an additional charge of over $250. This is as the smell will need to be treated professionally and the room deodorized.
RULE 4: No pets allowed. ❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.
RULE 5: Please respect the noise curfew. ❑ Quiet hours are between 10pm – 8am seven days a week. A noise complaint during these hours will result in eviction without refund.
RULE 6: Please report damages or left behind items. ❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply. ❑ For left behind items, our housekeepers will bring them back to our warehouse and you can contact us to arrange item pick up from the warehouse for free until two weeks after your check out day. Items will not be kept in the warehouse longer than 2 weeks and we will donate all left behind items to charity shops after two weeks. ❑ If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. This will be $30 + the postage cost.
RULE 7: Please take extra care of your keys. Lost keys incur a replacement fee. ❑ If you are locked out and require us to visit the property, a $50 fee will be charged. This fee increases to $150 after 5:30pm daily or before 9:30am and all day on weekends.

The apartment was very spacious and clean and in a good location close to the airport. Also close to the river so we could hop on and off the ferry to get around. What was not great was the process of signing up. We had to supply ID, selfies with ID and credit card details three times, one of the times was the day before we got there! I had security concerns but Olivia assured me it was all secure. We’d asked if there was a private carpark available and was told yes - one of the reasons why we took the place. However when the check in details came through the day before we arrived it said no car park. Checked with Olivia and she said there’d been a change in car parking arrangements but we could send them the receipt for public parking. In the end we found an outdoor park which didn’t seem secure for our rental and was 10 mins walk from the apartment. Not ideal, but the car was fine, parking fees were reasonable and we had a good time.

Comfortable for one night stay in a good area.
Checkin process was over complicated with no number provided to call. Everything done through a website which for an NZ visitor with limited access to the internet is impossible. Took me two hours to contact the property manager to get entry instructions
