Reservation Agreement
By confirming your booking, you agree to the terms listed in the property description and house rules. We kindly encourage you to review all details, as they form part of your reservation agreement.

Quiet Hours & No Party Policy
To maintain a comfortable environment for everyone, parties and events are not permitted. Quiet hours begin at 10 PM. Excessive noise may result in contact from building management, security, or local authorities.

Check-In & Check-Out

Check-In: You will receive detailed instructions on the day of your arrival, including step-by-step directions, images, and local recommendations for cafes and restaurants. If you need any help along the way, feel free to reach out.

Check-Out: Instructions will be sent the day before departure. Please take a photo of the keys when returning them as proof of check-out.

Last-Minute Bookings
For same-day reservations, a 3 PM check-in may not always be possible due to cleaning schedules. Please let us know your expected arrival time before confirming your booking.

Early Check-In & Late Check-Out

Early check-ins are subject to availability and must be requested at least one day in advance.

Late check-outs after 12 PM require prior approval and may incur a half-day fee, payable through Airbnb by the evening before departure. Without approval, our cleaning team will begin at 10 AM.

Towels: Two towels for each queen/king bed, and one towel for each single or sofa bed.

Bathroom Essentials: One tea towel, two toilet rolls per bathroom, and complimentary toiletries including shampoo, body wash, and hand wash.

Kitchen & Cleaning Supplies: Basic kitchen essentials and cleaning products to get you started.

These supplies are designed for short-term stays. If you need additional items, please contact us before your arrival so we can arrange them in advance and help you avoid delivery charges.
Please treat the home with care. Any damage, loss, or extra cleaning beyond a standard clean may be charged.
Keys & call-outs
Please keep keys/fobs with you at all times. Fees may apply for lost keys, lockouts, key delivery, or verified noise complaints:
Lost key/fob replacement: $280


Call-out fee: $100 during business hours / $200 after hours


Extra key set: Deposit + delivery fee may be charged

Fire safety
If the fire alarm is triggered due to guest actions and emergency services attend, any official call-out charges may be passed on to the guest.
