Valley View Studio, Kangaroo Valley - 4pm check out Sundays and Public Holidays, except Summer Season

Valley View Studio is a fantastic couples only getaway (or couple with young child), offering one of the highest and best views of Kangaroo Valley! It is also very conveniently located vis a vis Berry, Nowra and Kangaroo Valley town, all of which are a similar distance from the property. The Studio is very well appointed and equipped for your stay - true to the photos. We hope to have you stay!

- Next door is Valley View House that sleeps 10. It may be booked by other guests
- If Valley View House is occupied by other guests, you will share the fire pit area and the driveway parking with them
- Both properties (Valley View House and Valley View Studio) can be booked together as Valley View Estate, sleeping 12
- Strictly no parties at this property – please. You will be evicted if this rule is broken.

Where will I be?

Valley View Studio is located on Tourist Road between Berry and Kangaroo Valley. It is a 15 minute drive to Berry, 15 minute drive to Kangaroo Valley, 20 minute drive to Nowra, and 30 minutes to Seven Mile Beach. The stunning Cambewarra Lookout and Cafe is also only a few minutes drive by car - well worth a visit to see the spectacular coastal views on a clear day!

Views, views and more views! Tranquility, comfort, beautiful natural light, and a lovely garden and fire pit area to take advantage of. Valley View Studio offers all of this, with the added bonus of being able to pick and choose between going to Berry, Nowra, local beaches or Kangaroo Valley!

How is the property laid out?

The studio is a large room with a spectacular window overlooking the Valley, a Queen bed, sofa, dining table, TV and a well equipped kitchen comprising oven, portable induction hob, microwave and coffee machine.

There is a beautiful shower bathroom and a second small bedroom ideal for a younger child, toddler or baby.

Please note there are internal stairs from the front door to the upstairs level where both bedrooms and all other rooms are located. There are also no laundry facilities in the studio - only hand washing.

WiFi, Internet, Netflix, or Pay TV - will I have it?

Complimentary WiFi is available and a password will be provided in your pre-arrival email. Please note that neither The Holidays Collection nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic.

If Wi-Fi is critical for you, please therefore always have a back up plan or your own personal wifi device.

What about outdoors?

The Valley View property has plenty of outdoor areas to explore - lawns, fringes of native forest, and a fire pit area that is shared between the main house and the studio guests.

Studio guests also have their own alresco area with an outdoor table and seating for 4.

Staying warm or keeping cool?

There is reverse cycle air conditioning for year round comfort - heating or cooling.

What about sheets, towels and other supplies?

Valley View Studio supplies all bed linen, sheets and bath towels.

Parking for cars, etc?

Valley View Studio has open air parking for 1 - 2 cars - on the driveway. Parking is shared with the main house guests. The lock up garages are for private use by the owners.

Is my dog or cat also welcome to stay?

Sorry, Valley View Studio is not pet friendly. Please contact us for a list of our many pet friendly homes.

Wildlife

Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.

What are the minimum stay rules?

Summer Season: Between 2 and 7 nights, depending on the property
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights

Are there any special Summer Season rules?

Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
