THE SPACE:
We just got a brand new hot tub beautiful granite color 6 seater with led lights and ultra powerful jets. The hot tub is private on the side yard of the house fully fenced in under our metal roof gazebo with bug nets & privacy curtains. It is not visible to neighbors or the downstairs unit.
We strive for perfection on cleaning, all our beds & pillows are covered with waterproof covers for our guests safety. Our bedding & towels are all washed in hot water with free & clear laundry detergent for sensitive skin. We use cleaners & disinfectants to sterilize all high touch surfaces between guests.

We provide extra Toilet paper & Paper towels along with coffee pods for the Keurig and laundry supplies. We also have Seasoning & cooking oil, High speed blender, air fryer, toaster, pasta strainer, kitchen knives, high quality pots & pans, can opener, wine opener. The kitchen consists of a six person dinning set with large plates, small plates, bowls, cups, mugs. We also have a tabletop ice maker. Crib (pack n play) is available upon request. We have a tiny pool table and tiny bowling set along with a tiny ping pong table pictured for games :)

This house does have two king size beds and does work best for 2-4 people. However can be used for six as it does have two sleeper couches as well. One being a pull out couch size full. The other is a twin size futon. Extra pillows are always provided along with extra blankets when there are 5/6 guests for the sleeper couches. Our cleaners are updated with the number of guests so they can leave out the appropriate number of towels, so please make sure your reservation has the accurate number of guests on it :)
We have 3 mini split heads and a separate space heater.

PLEASE NOTE: there is an downstairs unit to our home (unit A) that is occasionally occupied with a completely separate entrance so there is no disturbance and excellent privacy.
When we bought this house, it was a full seven bedrooms and not very many large groups travel to this area so we decided to separate it with a wall and soundproof it making this into a duplex.
Everything pictured is available for full access to the in laws suite only with no sharing involved whatsoever.
There was a bit of confusion from some people surrounding this, so we just wanted to put in the clarification, that the downstairs unit has nothing to do with the in laws suite hot tub or anything pictured in our listing, all of that is only available for booked guests on this listing to the in laws suite. The hot tub is fully enclosed with a metal roof gazebo and bug screens/ privacy screens around the hot tub for full privacy.

We have never had a noise complaint between the two units.
Quiet hours are at 10 pm every night until 10am. This is out of respect for the other unit

We have a professional cleaning team that lives in
town so if anything is not up to standard please let us know and we will send someone over asap.
Someone is always around to help with any issues

Out of safety for guests especially those with young children we do not have any glass on the property, as far as decorations go or in the kitchen so if you do decide to bring any please be careful & do not bring glass into the hot tub.

We also have no age requirement, so as long as someone in the party is 18 or older in order to book through their account your'e all set :) The hot tub lights are solar powered & automatic they run off of the amount of sunlight they receive in a given day. We just moved the hot tub from the side yard into the barn to make it an even better space for guests stay tuned for the new photos. Washer and dryer is available in the other unit if needed for longer term stay we can make arrangements between reservations for you to use it.

Interaction With Guests:
I am available 24/7 for emergencies and late evenings if you need assistance with check in. Normal messaging hours are between 10am-10pm my average response time is 5min if it is an emergency please call my phone twice.

No fees for a later checkout/earlier check in as long as it’s approved and discussed before hand. Please let us know in advance if you would like to request it, We will do the best to accommodate you. *Without approval we do charge for every 30min after checkout you will be charged $50 and once it hits 2 hours you will be charged an additional day as this doesnt give our cleaners enough time to get ready for the next reservation.

If there is ever an issue with getting into the house or you accidentally get locked out not to worry we have extra sets of keys for emergency locked in a separate lockbox, along with having our housecleaner that lives just down the street who is always available to help out in case of emergency. We also have a private contractor that lives nearby as well to help if something breaks :)

House Rules:
Remember to be respectful as this is a home and not a hotel. Please clean up after yourself. There will be an added cleaning fee if additional cleaning is necessary, price to be determined based off of need.
Please no pets of any kind. My daughter is severely allergic if you have a pet you need to take with you on your trip we respectfully ask if you could please find a pet friendly home as it does endanger my daughters health. If a pet is seen or suspected you will be billed $500 deep cleaning fee.
Hot tub rules that are violated and cause the hot tub to be damaged or drained will result in a $500 fine.

CHECK OUT: Upon departure, turn off all lights, place any used towels in the hamper, and lock all doors. Clean out the refrigerator of any food from your stay and make sure all dishes and cookware are clean and put away. To the best of your ability, please leave the home in the condition that you found it.
I agree to the following terms and understand that if any of these rules are broken I will be removed from the property and/or fined. This agreement may not be sublet or assigned to any other party.
This is a vacation rental agreement only and does not constitute residency. No mail is to be sent to you at this address. Thank you. For reservations of 28 days or longer please send an inquiry for setting up required paperwork to abide by the local laws for long term reservations. Guests use hot tub & property at their own risk.
