The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
GOLF CART DETAILS: - Golf Cart Maintenance Fee is $125 at the time of booking. - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission. - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use. - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.

Great stay needs work
Was super excited to have an affordable place to stay with a golf cart included. The stay was easy and in the middle of everything so getting around was quick.We never got a message to with a door code to check in so when we arrived after traveling all day we had to wait nearly 90 minutes after 3 phone calls to get someone to let us in.Upon entry the house was neat and organized but seeing the multiple pee stains on the carpet was a little disturbing, doesn’t give you the “kick off your shoes and relax vibe”The beds were very comfortable and make sure to bring an extra blanket because not much is offered. You pretty much need to get up all night long to turn A/C up and down to stay warm or cool.Would I stay here again? Not sure?

Issues
Upon arriving at the location it was extremely clean and welcoming; however after being there for approximately 2 weeks, tiny little ants started showing up. The originated on the night stand in the spare bedroom, moved to the spare bathroom counter and eventually showed up on the kitchen counter. Being extremely sensitive to smells we didn't want to call and have an exterminator show up and dealt with the problems as best we could. Meant to leave a note for the cleaning people when we left but neither one of us got to it before leaving for the airport. Having the roofers come to do the roof was a minor inconvenience, but they certainly had it done in record time. That said, we absolutely loved the location, having use of the golf cart and enjoying all of the amenities that the villages have to offer. Would definitely consider staying again. Made lots of new friends and took part in lots of different activities. We did feel that the price was quite high after speaking with several other people renting in the same area.
