"The cutest little lodge with wonderful hosts. The place is bigger than expected and would be perfect for families or larger groups. Well stocked kitchen and bathrooms. It was a hidden gem and we woke up to a beautiful sunrise. Great location for those visiting Hobbiton."

"The property seemed very new. Clean, bright, comfortable with nice extras— a free pass to the fitness center just a few yards away, free laundry services. The staff was exceptionally helpful and friendly. When we ordered a birthday breakfast for the room, the staff cam up singing ‘Happy Birthday’ with a piece of cake , candles and ice Cream. Ludi at the front desk was especially helpful. The food at the restaurant/room service was very very good."

"For the price,I was surprised at the room.offered: old,tired small. Grateful it was close to our bus stop as we were not driving. No glasses in room. Pub downstairs great food and service. Would not recommend this accommodation if stairs are a problem- long flight up."

"Arrival & Atmosphere We arrived around 3 PM and check-in was smooth - there was one staff member at the front desk who was expecting us. However, the resort felt unusually quiet, almost empty. During our stay, most facilities appeared closed, including dining and the spa. It’s unclear whether these are only available in peak season. "Called Homestead for a good reason lovely B&B set in countryside surrounded by cattle and friendly Alpacas we loved it. Staff very helpful, breakfasts in room tasty and adequate."

"The heated floor in the bathroom and the water pressure in the shower were amazing. Had a balcony with an amazing view and had chairs no table so couldn’t have breakfast out there. Room service was great except they don’t collect the dirty dishes if staying one night and if you are not charging it to the room you have to go to the restaurant to pay. Staff were were amazing and overall a great stay."
