Kindly be informed that there is a supplemental fee of $50 per night for each guest exceeding two. Accuracy in listing the total number of guests at the time of booking is crucial to avoid additional charges. We appreciate all conversations to be over the platform or Enso Connect. Check in instructions and the door code will be accessible through the Enso Connect provided 24 hours prior to check in. Please be aware this Villa has stairs throughout the property.
Insects are present on the island and the additional rain this year has created more presence of gnats and other pests. With your help of keeping the doors shut, we try our best to minimize their presence inside the unit by using pest control services. You may also experience the impact of the Saharan dust in the units from time to time. Services are performed the beginning of even months. These services cannot be declined by guests and you will need to plan accordingly. If the services are declined, you may be subject to the financial cost of rescheduling.
The AC units are window units and available in both bedrooms.
If you are new to visiting the island, the island experiences power outages and WiFi outages periodically with no estimated resolution time.
The property has standard water heaters and you will need to wait a moment for hot water.
We want to let you know that, at the moment, the tap water in our area may not meet the recommended standards for drinking. As a precaution, we suggest refraining from using it for consumption. To ensure your well-being, we recommend opting for bottled water, readily available at local stores. We appreciate your understanding and cooperation as we prioritize your health and comfort.
The trash in St. John is collected from the many disposal sites (bin sites) located strategically around St. John for residents and visitors to dispose of their household waste. To reinforce adherence to the house rule requiring guests to deposit their trash at the community collection site, a $500 fee will be imposed for the collection and disposal of any left-behind trash.
The water provided is rainwater and has been filtered, but it is not advised to drink it. Fortunately, there is a convenience store only 2 minutes away where you can easily purchase mineral water. We want to ensure your stay is as comfortable and enjoyable as possible. To maintain a high standard of service for all our guests, we kindly ask that you observe the following house rules. Please be aware that if you have already arranged and paid for early check-in or late check-out, you are not subject to the above fees. These charges only apply if check-in or check-out times are not pre-arranged. Thank you for your understanding and cooperation. The villa is strategically located close to Cruz Bay and on the main thoroughfare for transportation to the other end of St John.The villa setup was perfect for our needs. The kitchen was well equipped. Provided beach supplies were quite handy.We plan on booking again.

Disappointing and run-down property: cheap, old, very uncomfortable furniture (except for the bed, which had a good mattress;) flimsy locks, a pile of scrap plywood leaning on the wall at the entrance; patio door almost completely clouded over and its screen torn and patched with duct tape; kitchen drawer falling apart; needs paint throughout; etc.
TV not watchable (no cable or channels to watch and streaming was impossible (buffering every 10 seconds;) slow internet, no microwave, warning that if we didn't carry our trash out there would be a $500 (!!) charge; warning to not use "excessive electricity;" water undrinkable per management; only 2 flimsy bath towels for the week. We did appreciate the decent mattress and that beach chairs were provided. Laundry facilities appreciated, but that was an extra charge--a disappointment considering the premium price for the unit.
We had a break-in (he hopped over the guardrail right into the apartment) but my wife scared him away. Management was informed and they said they would "look into it" but they never got back.

On getting to property I had a little trouble finding it but once there it was great. Very close to the grocery store and a short walk into town. It is an uphill walk to the property, past the market, on a road with little sidewalk however, the view from the deck more than made up for it. The deck is large enough for morning yoga and reading as you watch the sun go down. The property was clean, and had everything I needed for a quick getaway. I would stay there again.
